    1326 Spruce Street: CenterCityCondos.com Gets the Scoop that Center City One Condominiums is Undergoing Modern, New-Classical Upgrades

This will be a wonderful and exciting change for the building, which boasts so many fabulous features, such as location, layout, and views, but has undoubtedly been lacking emotion in the decorating and cosmetic departments throughout the common areas.     Some buildings trade on their cache, some on their location, and some on value. Center City One is a building located near Broad St. that generally trades on value. The resale prices have been artificially depressed for a number of years as the building has hesitated to spend the time and money needed to spruce up their common areas. It should be no surprise to any condo owner in the building, or any potential buyer who has seen the building in the past few years that the Emotional Wallop of 1326 Spruce just has not existed in the past. Almost every buyer that tours the building has made funny faces at the aged, dark, kinda icky common hallways on every floor. The building has spent the money to upgrade the lobby and the elevators,as was needed indeed, but buyers seemed to turn their nose up at the poor condition of the interior hallways.

    Well, that is soon going to change. Take a look back by the mailbox room in the lobby, and see the beautiful upgrades that the association is going to be performing to ALL common hallways. A modern, new-classical upgrade that is sure to increase the value and the demand of the building. New lighting, wallpaper, painting, and carpeting- all done in varying shades of taupe will indeed bring 1326 to a level where the building can compete with the likes of similarly-aged properties (say, early 1980’s). Buyers are going to react positively to the upgrades.

    Values are expected to rise as a result. The building has so much going for it in terms of ease of living, that values can go nowhere but up. The location speaks for itself as values in the area have risen over the years, thanks in part to the addition of the Symphony House. Also, the two bed, two bath layouts at 1326 are arguably the BEST in Center City-Split floor plans, and tons of closets always generate positive comments for the building. A friendly front door staff, liberal pet policy, and possible on-site rental parking all add to the value of Center City One. And the views from the higher floors -be it a northern or southern view- are exceedingly strong.

    As a realtor in Philadelphia for over 20 years, I know buyers will find this to be of the strongest buys in Center City thanks to these upgrades!
