House prices in Boise are looking a lot friendlier than they did this time last year, but the good times may not last forever.

The median sale price for a house in Ada County in June 2023 was $545,000, an 8% reduction from June 2022, according to data from Boise Regional Realtors. But despite prices being down overall from a year ago, June marked the third straight month that housing prices rose this year.

Boise Regional Realtors President Debbi Myers thinks attractive interest rates are a reason why many homeowners aren’t selling, resulting in a higher demand for houses and rising prices.

“Buyers are patiently waiting for more options to become available while sellers are hesitant to abandon their attractive interest rates from purchases during the pandemic,” Myers said. “It’s important to remember, however, that interest rates can be bought down with the cash equity from your current home if moving is in the cards for you.”

There are currently 1,363 homes available in Ada County — 811 are resale homes and 552 are new builds. Breaking down the numbers, many of the key metrics for June 2023 are trending in the wrong direction for Boise when compared to June 2022:

  • The 811 resale homes on the market is a 40.1% decrease from last year.

  • The 553 resale homes sold is a 4.5% decrease from last year.

  • The 552 new homes on the market is a 29.2% decrease from last year.

  • The 220 new homes sold is a 7.9% decrease from last year.

According to data from Zillow, the average home value in the Treasure Valley is $497,3000 — cheaper than Ada County’s median home sale value of $545,000.

According to the data from Zillow, ZIP code 83669 — which encompasses Star — saw the most significant yearly decrease, at 11.9%. But the median price for the ZIP code is $567,480, which remains higher than the Treasure Valley’s average home value.

ZIP code 83607 in Caldwell saw a minor decrease at 4.1%. The median price is $419,525 and below the Treasure Valley average.
