Details emerge for new Nashville music venue pitched by Exit/In owners AJ Capital

Plans for a four-story music venue and a five-story office and retail building in Wedgewood-Houston were unveiled in a final site plan blueprint recently submitted by well-known Nashville real estate developer AJ Capital Partners.

Design elements for both buildings include dramatic, multi-story arched windows and a brick façade, reminiscent of other area buildings developed by the firm.

The event capacity at the future music venue is unclear. Representatives for AJ Capital Partners declined a request for comment.

The firm also owns historic rock venue Exit/In and recently had a hand in opening Chief's, a multi-story bar, restaurant and entertainment venue co-owned by country star Eric Church.

When completed, the new music venue will be steps away from AJ Capital's Nashville headquarters and Live Nation's Nashville office in the AJ Capital-owned Nashville Warehouse Co. office building.

The formerly industrial Wedgewood-Houston area slated for redevelopment consists of several parcels of land along Chestnut Street bordered by a CSX Transportation rail line. The properties are currently occupied by a two-story building and gravel parking lots.

The Specific Plan zoning request was originally filed in 2022 but the project was delayed. The recently-filed final site plan is under review by planners and set to go before the Planning Commission on June 13.

The final plan outlines two buildings to be developed on the site: a four-story music venue and a five-story office and retail building. A pedestrian plaza will connect them in the middle. The office building would have two floors of parking, one below ground, totaling 340 spots, according to planning documents. Bike parking will also be available.

AJ Capital paid approximately $27.4 million for the site in separate transactions in 2021 and 2023.
