    Mason Morse Ranch & Farm Company to Sell 14,035 Deeded Acres of Farm Ground, Ranchland

    One of the largest irrigated farms in the San Luis Valley of Southern Colorado is being offered for sale by Mason Morse Ranch & Farm Company, an affiliate of United Country Real Estate, headquartered in Glenwood Springs, Colo. The Costilla Irrigated Farm and Ranch is comprised of a combination of farm ground and ranch land of roughly 14,035 deeded acres, consisting primarily of potato producing soils, as well as soils for alfalfa, wheat, oats and other small grains.

    This property has roughly 5,075 acres for crops, with the soils consisting primarily of Cososa loamy sand. It fronts approximately 5.5 miles of the Rio Grande River and has a good amount of river bottom land – with irrigated hay ground and pasture making up the balance. Roughly 2,500 acres are in potatoes, with the remaining land planted in alfalfa and small grains. The topography is generally level and undulating.

    The Costilla Irrigated Farm portion of the property has 38 center pivots while the ranch portion has 3 pivots. There are 43-irrigation wells with a total adjudication of 27,116 gallons per minute in addition to 10-domestic and stock water wells.
