Officials said the two-alarm fire destroyed about 40 percent of the memorabilia but spared the recording studio that gave birth to the "Sound of Philadelphia." Developer Carl Dranoff wants to construct a 47-story building on the studio site called SLS International that would be part hotel, part luxury condos.
