Here’s what $1 billion of the highest end York, Lancaster and Chester sales bought

More than $1 billion changed hands in 2021 among the biggest property sales in York, Lancaster and Chester counties.

Apartment complexes, commercial sites, vacant land ripe for development and high-end homes all accounted for sales at $1 million or more. The tri-county area had 21 sales top the $10 million mark. York County had more than half of the high-dollar sale value, but Lancaster County had the biggest individual sales.

Together, per land records from each county, million dollar or more sales in the three counties combined for $1,097,040,501 in value.

York County

York County had 15 property sales in 2021 at more than $10 million each. Eight of them, including the three largest, came in November or December. December alone had five sales at $15 million or more, all of them top 10 sales countywide for the year.

Just among sales at $1 million or more, York County had more than $642 million in combined transactions. More than half of that total came in November and December.

York County had four sales in 2021 that surpassed the $30 million mark.

Lancaster County

Lancaster County only had about 60% of the total value in large sales that York County did — Lancaster County has 34% of the population York County does — but the big sales were there.

Lancaster County had five sales at $10 million or more. The three largest combined for almost $230 million. They made up 58% of the more than $391 million the county brought in among all million dollar or more sales.

The summer was hot for Lancaster County. June and July each saw more than $70 million in combined large sale value. The biggest month was September, when more than $128 million in big sale value hinged on the largest tri-county sale of the year.

Chester County

Chester County only had one sale to top the $10 million mark, but it was a significant one for the county. E&J Gallo Winery bought property in June from Springland for more than $11 million. E&J also bought property from Springsteen Properties for almost $3.2 million.

The California wine company announced plans for a more than $420 investment in Fort Lawn, set to bring about 500 new jobs.

Together, Chester County has 13 commercial, five agricultural and three residential properties to top the $1 million sale mark. Those properties combine for more than $63 million in sales.

Top 10 sales

No. 10: A mid-December sale in Fort Mill went for $17.4 million. Twin Lakes MHC LLC out of Maryland bought 50 acres of property that has mobile home sites and a garage off U.S. 21 and Lakes Boulevard.

No. 9: In late January, a more than $21 million sale in Lancaster County involved almost 50 residential properties in Walnut Creek. Lennar Carolinas sold the properties on Walnut Creek Parkway, Fire Bellied and Spadefoot courts, Spring Peeper and Hawksbill lanes, Loggerhead and Soft Shell drives. Many have since been resold to homeowners.

No. 8: Southwood Commons at Fort Mill LLC out of Gastonia, N.C. bought the Commons at Fort Mill apartment complex in mid-June. The $25.7 million sale on Embassy Drive includes six three-story apartment buildings plus the clubhouse.

No. 7: A Rock Hill apartment complex sold in late June for more than $34 million. The Stone Haven Pointe apartments are on 18 acres with 13 three-story buildings, plus a clubhouse with pool. The site was built in 1996. Rock Hill SI LLC bought the property.

No. 6: The Sycamore Fort Mill apartments in mid-November for $58 million. The 30-acre site at Paddock Club Lane includes 11 three-story apartment buildings constructed in 2012. A California company bought the property, its third sale at $28 million or more since 2013.

No. 5: A 21-acre Fort Mill commercial site sold in late December for more than $59 million. The 553 Cooper River Circle address is between I-77 and Gold Hill Road. It fronts both. It’s listed as vacant. MCG Charlotte Mill House District is the new owner.

No. 4: Also in December, a Fort Mill apartment complex sold for almost $62 million. Fox Hunt Farms is more than 14 acres, with 15 apartment or clubhouse buildings constructed in 2017. A Maryland real estate company bought the site between S.C. 160 West and Pleasant Road.

No. 3: In early June New York City-based 5209 Craftsman SC LLC bought the Mason at Six Mile Creek apartments in Indian Land for $68 million. The more than 21-acre site includes five buildings built last year, at more than 200,000 square feet combined.

No. 2: A late July apartment sale of The Flats at Indian Land came in at almost $72 million. IMT Capital V Edgewater LLC bought the 21-acre site on Flats Main Street from The Flats at Edgewater LLC. The site has 18 apartment or clubhouse addresses, all built since 2019.

No. 1: In September, the Capital Club apartments in Indian Land sold for $88 million. Capital Club SC Apartment LLC, a part of Ohio-based White Oak Partners, now owns the more than 40-acre site off Capital Club Way that includes an apartment complex built last year.
