New Hanover County’s top 10 most valuable homes feature a range of oceanside views, swimming pools and thousands of square feet of living space.

Data from New Hanover County’s tax department shows that many of the area’s most valuable homes are clustered along the coast in Wrightsville Beach or on Figure Eight Island. The valuation data was last recorded in 2021 with the next valuation scheduled to take place in 2025, according to county communications and outreach coordinator Alex Riley.

Here are New Hanover County’s most valuable homes:

1. 1005 Airlie Road, Wilmington

Value: $9.87 million

Background: Hidden by marsh and trees from Airlie Road, this historic estate, which is known as Gabriel’s Landing, overlooks Wrightsville Sound. The property was added to the National Register of Historic Places in 2008.

The bulk of this property’s value lies in its land. The property’s more than 37 acres is valued at approximately $9.3 million, according to New Hanover County property records, and the home along with eight outbuildings and other structures are valued at just over $527,000.

The home was built in 1936 along with a cottage, cabin, barn and stable on the property. A pool, poolhouse, shed and carport were later added to the site, according to the National Register of Historic Places.

2. 1 Auditorium Circle, Wrightsville Beach

Value: $9.69 million

Year built: 2019

Background: This Wrightsville Beach home sold in May for $10 million, according to property records. The more than 8,500-square foot, four-bedroom home is located along Banks Channel in Wrightsville Beach. It features a ground-floor swimming pool and designs inspired by “tropical modernism,” according to a real estate listing. The home is valued at approximately $6.65 million with the lot valued at $3.04 million, according to property records.

3. 53 S. Beach Road, Figure Eight Island

Value: $9.45 million

Year built: 2000

Background: This Figure Eight Island home has more than 14,000 square feet of living space with seven bedrooms and eight full bathrooms, according to property records. The home is valued at approximately $6.47 million while the acre of land it sits on is valued at $2.98 million.

4. 186 S. Beach Road, Figure Eight Island

Value: $7.27 million

Year built: 1993

Background: This oceanside home on Figure Eight Island features 8,600 square feet of living space with four bedrooms and nine full bathrooms, according to property records. The home is valued at approximately $2.28 million while the surrounding land is work approximately $5 million.

5. 920 Water St., Wrightsville Beach

Value: $6.86 million

Year built: 1976

Background: This home on the south end of Wrightsville Beach is valued at just over $342,000. The home offers 3,746 square feet of living space, including three bedrooms and three bathrooms. The cottage-style home underwent renovations in 2015 and 2022, according to property records. The surrounding lot holds most of this property’s value. The surrounding 0.86-acre is valued at approximately $6.5 million, according to property records.

6. 56 S. Beach Road, Figure Eight Island

Value: $6.04 million

Year built: 2015

Background: This nine-bedroom, nine-bathroom home on Figure Eight Island features 11,202 square feet of living space. The property was purchased in 2013 for $2.8 million. The oceanside home is valued at approximately $4.08 million while the surrounding land is worth approximately $1.96 million, according to property records.

7. 94 S. Beach Road, Figure Eight Island

Value: $5.87 million

Year built: 2016

Background: This oceanfront Figure Eight Island home features six bedrooms and five bathrooms throughout its 6,448-square-foot living space. The home is valued at approximately  $3.26 million while the surrounding 0.3-acre lot is worth approximately $3.26 million, according to property records.

The house features 5,416 of living space with four bedrooms and five full bathrooms, according to property records. The property was purchased in 2012 for $1.52 million. Today, the home is valued at $2 million while the surrounding 0.34-acre lot is valued at $3.72 million, according to property records.

Background: Located along Lee’s Cut in Wrightsville Beach, this ranch-style house was built in 1971 and remodeled in 2010. The home has more than 1,900 square feet of living space with five bedrooms and four full bathrooms, according to property records. The home is valued at $1.03 million while the surrounding 0.47 acres is valued at $4.6 million, according to property records.

10. 6814 Towles Road, Wilmington

Value: $5.57 million

Year built: 1996

Background: This Wilmington home features nearly 11,000 square feet of living space with six bedrooms and seven full bathrooms. The house, which is owned by PPD founder Fred Eshelman, was built in 1996 and remodeled in 2012. The home sits on a 2.35 acre lot. That land is valued at $3.84 million while the home is valued at $1.73 million, according to property records.
