UPDATE: Couple next door pays more than asking price for lakeside house in Palm Beach

With dramatic water views, a Palm Beach house on more than half an acre at the southwest point of Ibis Isle has sold to the couple next door for $16.45 million — nearly $1 million more than the property’s asking price, according to courthouse records and the multiple listing service.

The deed lists the buyers of 2308 Ibis Isle Road W. as businessman and media investor Michael Berman and his wife, interior designer Victoria Hagan, whose clients have included President Joe Biden and first lady Jill Biden.

Hagan and Berman own a home immediately to the east of the one they just bought on the South End of town.

The five-bedroom house at No. 2308 had been listed at its land value for $15.5 million in the Palm Beach Board of Realtors MLS. Sources familiar with the sale confirmed there were multiple offers on the property, which drove the price up over the asking.

Built in 1981 on a lot of three-fifths of an acre, the house had been in the same family since 1989, when the late Dr. Irving J. Sherman and his late wife, Florence, paid $1.55 million for it. Florence Sherman died Sept. 23 at 97. Her husband, to whom she was married for 56 years, died at 103 on Dec. 4, 2019.

The contemporary-style house was sold by the Shermans’ daughter, Andrea S. Barletta of Tolland, Connecticut, the deed shows. The house had not been previously marketed for sale since the Shermans bought it.

Dr. Sherman was a retired neurosurgeon and his wife was a retired nursing manager. The couple had ties to New York and Connecticut.

The house has 7,307 square feet of living space, inside and out, of which 5,617 square feet is under air conditioning.

Broker Christian Angle of Christian Angle Real Estate listed the property Nov. 13 and had it under contract by Dec. 22, the MLS shows. The sale closed Jan. 4 but the deed did not record until Feb. 2.

Angle had marketed the house in both the single-family and the land categories of the MLS.

Agents Liza Pulitzer and Whitney McGurk of Brown Harris Stevens represented the buyers, according to the multiple listing service.

Hagan runs her eponymous interior-design firm, which has offices on Royal Palm Way in Palm Beach and in New York City, the company’s website shows. She designed the official residence for the Bidens when he was vice president to former President Barack Obama.

Hagan’s husband, who has been involved with a variety of media companies, co-founded with the late John F. Kennedy Jr. the now-defunct political magazine "George" in the late 1990s, according to published reports.

Hagan and Berman bought their 1960s-era house at 2323 Ibis Isle Road S. — next door to the one that just sold — in 2014 for a recorded $2.5 million using a limited liability company. They then extensively renovated the house, which was built in 1961. The revamp, which gave the exterior a sleeker, more modern look, was designed by architect Peter Papadopoulos of Smith and Moore Architects, according to town records.

Hagan and Berman transferred ownership of the house at No. 2323 into their names in 2017, property records show, and have it homesteaded as their primary residence in the latest Palm Bach County tax rolls. The couple also have residential ties to Connecticut, Nantucket, Massachusetts, and the Hamptons in New York, property records show.

It’s unclear what Hagan and Berman plan to do with the house they just bought. A message left at Hagan’s Palm Beach office was not immediately returned, and McGurk declined to provide specifics about the deal or to discuss his clients.

Papadopoulos had no comment when reached Friday.

The sales listing said the property was an “excellent opportunity to renovate and make it your own or (to) start fresh and build new.”

Angle did not respond to a request for comment.

Angle’s listing described the property on Ibis Isle as a “one-of-a-kind southwest-facing point lot” with wide views of the Intracoastal Waterway and the Palm Beach Par 3 Golf Course.

The house’s covered loggia faces a patio and a lakeside pool.

Ibis Isle is connected to the rest of Palm Beach by a short bridge. Its entrance is opposite Phipps Ocean Park.

Ibis Isle was originally platted by the Phipps family in 1953 and developed with single-family residences, condominiums and townhouses. The south end of Ibis Isle, where the former Sherman house stands, was developed with houses, while the north end is anchored by two mid-rise towers.
