2 senior health care facilities for sale in the Alle-Kiski Valley
Nov. 11—Two senior care living facilities with million-dollar price tags are on the market in the Alle-Kiski Valley.
Pine View Personal Care Facility in Parks Township is listed for $1.5 million, and Pleasant Ridge Mature Living in West Leechburg is listed at $1.6 million.
Cheryl Scanga and her husband, owner Tommy Scanga, made the bittersweet decision to sell Pine View.
Resident Peg Sowers, 81, said she was surprised when she heard about her Pine View "home" being put up for sale.
"This is home for all of us residents," Sowers said. "My family lives close by, but I sure was upset because I love Cheryl."
The Scangas of Vandergrift are retiring from the senior health care industry and moving to South Carolina.
Tommy Scanga has owned and operated Pine View for 38 years.
"It's my hope the new owners will continue to keep Pine View as a home that puts residents' needs first, appreciates the dedicated staff, and will continue to offer this community as a home, not a facility," Tommy Scanga said Monday. "It's a great business for anyone that enjoys the elderly, and we'll be happy to guide them or help them in any way."

These days, Scanga noted, there are fewer independently owned and operated senior care homes.
"About 20 years ago, the government implemented new guidelines, and within three months Pennsylvania lost about 200 personal care homes," Scanga said.
According to reports from the American Health Care Association and National Center for Assisted Living, 579 nursing homes have closed since 2020 and about 30 U.S. counties don't have any nursing homes in them.
"I would love it to stay family owned, but big corporations are purchasing the majority of them right now — with out-of-state money," Scanga said.
The Scangas thanked the residents, staff members and community for supporting their business over the decades.
"You're the reason we do what we do. We've tried to create a home where you can feel safe, loved and be assisted with all of your needs. Thank you for being with us," Scanga said.
Pine View has a staff of 11 and can accommodate up to 23 residents.
The listing includes everything, as the business is being sold turn-key.
"We sent letters out to everyone to make sure all the families were aware we were selling," Cheryl Scanga said.
For Sowers, saying goodbye to the Scangas will be difficult.
"I know they're ready to retire though," Sowers said.
Located in a rural setting on 5 acres in Armstrong County, Pine View offers more than 15,000 square feet of living space, is fully occupied and has room for expansion.
Tommy Scanga said he expects Pine View to garner plenty of interest. Pine View will continue to operate without interruptions during the sale.
Pleasant Ridge Mature Living in West Leechburg is licensed to accommodate 75 beds.
Originally named Pleasant Hill Manor, the name was changed to Pleasant Ridge Mature Living in 2006.
The facility employs 25 workers and houses 51 residents.
Pleasant Ridge is owned by AJAM Inc., but the owner declined to provide his name or comment on why he is selling the facility.
Further, the owner didn't provide details on the sale, such as whether the property is being sold as-is.
"I really don't know," Pleasant Ridge employee Tanya Lynn said. "Yes, it will remain open (during the sale)."
