What will $3 million get you in Burlington County? 1,000 nut trees and 150-plus acres

Christopher Robin had his hundred-acre wood, replete with a honey-obsessed bear and a depressed donkey.

But for a cool $3 million, you could have a 158-acre farmland, with more than 1,000 nut-bearing trees and a 100-year-old home with bamboo floors.

What’s at 2393 Old York Road?

This farmland and house in Mansfield went on the market a little more than six months ago, with an asking price of $2,990,000, according to a listing on realtor.com.

It offers a 3-bed, 2-bath home dating to 1918 but updated with modern amenities and renovations like a mini-split climate system, upgraded bathroom and new kitchen. The home also features a piano room, two living rooms and library, and of course that bamboo flooring.

The preserved farmland boasts 1,000 hazelnut trees and 100 chestnut trees — each planted about two years ago — and “hundreds (of) fruit trees planted 3 years ago,” the listing beckons.

What will it cost me?

The property last sold in 2019 for $895,000, according to a listing on Zillow.com.

Taxes on the parcel were $8,044 in 2021, according to the listing, on an assessment of $238,700 — less than 10 percent of the current ask.

At full price, with a down payment just shy of $600,000 on a 30-year loan at 7 percent interest, your mortgage bill will run more than $22,000 a month.

Don’t worry, though, the listings say the property is ripe for building another farmhouse for all the employees you’ll need to shake trees and gather nuts.

Zillow also estimates the property could generate $5,800 a month in rental income. It’s unclear if that’s just for the house or includes run of the acres of nut and fruit trees, too.

How does it compare to prices in Mansfield?

The average price for available homes in Mansfield is about $325,000, according to most estimates. The median price for homes sold in the last year was roughly $450,000, available data suggests.
