$35 million in mansions: The 5 most expensive Indianapolis area homes sold in 2022

INDIANAPOLIS -- When it comes to the Indianapolis housing market in 2022, "homes were flying off the market about as fast as toilet paper during a pandemic," real estate agent Laura Musall says.

Of course it's no secret that 2022 was a seller’s market, says Musall, with F.C. Tucker. But there are some secrets only real estate agents know without digging through public records. And Musall wrote about one of those last week in blog titled: "Top 5 most expensive homes sold in Indy area in 2022."

While details were sparse on some of the homes, as exact addresses and features weren't available to the public, Musall gave readers a look at five mansions -- two in Indianapolis, one in Carmel, one in Westfield and one in Zionsville -- that together had a total selling price of $35 million. Here are Indy's five most lavish-selling homes for 2022.

No. 1: The Linden House, $14.5M

Coming in easily at No. 1 was the Linden House, which sold for $14.5 million in September, the estate of the late Indianapolis businesswoman and philanthropist Christel DeHaan. It was the highest-selling residential property in Indiana’s history.

Sitting on more than 150 acres that were previously the grounds of the Benedictine Monastery of St. Maur, DeHaan's 41,762 square foot, 7-bedroom estate was put on the market in January and listed on Encore Sotheby's International Realty.

The luxurious mansion at 4501 N. Michigan Road has 10 full baths and seven half baths, as well as a spa, outdoor and indoor pools, jet tub, steam room, tennis court, billiards room and a 5-plus car garage. Features include cathedral ceilings, a gourmet kitchen, a catering kitchen and a butler's pantry.

Surrounding the property is a 35-acre lake, as well as outdoor terraces and courtyards.

"Nowhere else in the city will you find an estate with such a commitment to design and aesthetics,” an Instagram post from Encore Sotheby’s said of the mansion owned by DeHaan, who died in June 2020. “Each section of the home, surrounding terraces, formal gardens and lush landscape are stunning."

No. 2: Sprawling $9 million Carmel estate

Built in 1930, this sprawling 7,100-square-foot home on Hussey Lane in Carmel has five bedrooms, 10 baths and sits on 15 acres. It sold for $9 million in June.

While not much public information is available on the home, its neighbor, just 72 yards away, sold last week for $2.9 million.

The 5,364-square-foot home was described in its listing as "a private estate built in 2016 that is tucked away on two acres in the heart of Carmel." For a third of the price of Indy's second most expensive home sold in 2022, this mansion features a two-story great room with a limestone fireplace and hand-hewn barn beams.

There are three different walk-out porch areas including one screened in with a fireplace and another with a smart pergola that oversees a gunite pool engulfed by mature trees. The basement is finished with a bedroom, bathroom, workout room and golf simulator/theater.

No. 3: Indy's $4.1 million holiday seller

This home in Crows Nest, located in Washington Township about seven miles northwest of Indianapolis sold for $4.1 million in mid-December, barely making the cut off for 2022's most expensive abodes.

Located on Sunset Lane south of Kessler Boulevard, the estate has four bedrooms, nearly 10,000 square feet and sits on 2.25 acres. Inside the home are luxurious features such as marble floors and winding staircases.

The town of Crows Nest is a 65-acre historic district founded in 1927 and listed on the National Register of Historic Places in 2000. It is described as an "exclusive residential enclave of Indianapolis." Homes were developed beginning in 1905 and include Tudor revival, colonial revival, Renaissance revival and art deco style architecture.

No. 4. Built in 2022, sold in 2022

Built in 2022, this home in Westfield's Bridgewater neighborhood has six bedrooms and nine baths.

The only "new build" on the top five list of most expensive homes sold in 2022 is this $3.78 million estate sold in Westfield, though it officially has a Carmel address.

Located in the Bridgewater neighborhood, the mansion has 6 bedrooms and 9 baths and is part of The Bridgewater Club golf community.

The home's surroundings are described as a "resort living community on Pete Dye golf courses with award-winning golf practice facilities and a 70,000 square foot clubhouse. The clubhouse features adult and family dining, indoor and outdoor swimming pools, a 15,000-square-foot fitness center, six tennis courts, six pickleball courts, massage and steam rooms, child care and more."

No. 5: Posh house on Zionsville golf course

This six-bedroom, seven-bath home in Zionsville sold for $3.53 million in 2022 and comes with plenty of perks beside the actual house.

Built in 2020, the estate is located in Holliday Farms, a golf community which describes itself as featuring "an incredible rolling and natural terrain. Our roads follow these natural contours with houses situated to preserve trees, enhance views of woods, creeks, ridges and more."

Many homes in Holliday Farms overlook golf course scenery and every lot includes a sport and social membership – access to fitness, dining, swimming, the nine-hole executive course, tennis courts and more.
