New 350,000-square-foot industrial building coming to red hot Richland County

As economic development projects continue to ramp up in Richland County, a new 350,000-square-foot speculative industrial building is on the way in one of the county’s key manufacturing parks.

Summit Real Estate Group, of St. Louis, broke ground last week on a 351,540-square-foot industrial spec building at Pineview Industrial Park in Lower Richland. The building, which is expected to be completed by the end of the year, will be dubbed the Pineview Trade Center and will be a neighbor to the massive Mark Anthony Brewing facility in the industrial park.

This is Summit’s first project in the Midlands, according to a release from commercial real estate firm Colliers South Carolina. The company currently has industrial spec building projects announced or in progress in Spartanburg, St. Louis, Orlando, Raleigh and LaGrange, Georgia, per a release.

“We are thrilled to break ground on Pineview Trade Center,” Summit founding partner Mark Billeaud said in a statement. “This project is our second development in South Carolina and our first project in the Midlands. The site plan is designed to be flexible allowing for single or multi-tenant occupancy.”

The new building, which will be used to entice industrial companies to set up shop, comes at a time when Richland County has been white hot in terms of economic development.

Pineview Industrial Park, off Shop Road, already is home to the aforementioned Mark Anthony Brewing factory, which makes White Claw alcoholic seltzers and other beverages. That $490 million facility, which brought in 300 new jobs, opened last year. China Jushi, meanwhile, opened a $400 million fiberglass producing operation on Shop Road in 2019.

More recently, Cirba Solutions announced in March that it would build a $323 million battery recycling plant at Pineview Industrial Park, a project that would bring in 310 jobs.

And Scout Motors, a Volkswagen-backed company, heralded a blockbuster deal for the Midlands in March. The company plans to build a $2 billion plant in Blythewood to make electric SUVs and trucks. That project, the largest economic development announcement in Richland County history, is expected to bring in 4,000 jobs.

Richland County Economic Development Director Jeff Ruble said the new speculative industrial building at Pineview adds to the momentum.

“Richland County is thrilled to partner with Summit Real Estate Group on this exciting new development,” Ruble said in a statement. “With all the recent activity in our market, the timing for a new industrial product couldn’t be better.”

The Pineview Trade Center, which will have parking spaces for 80 trailers and will be built to accommodate a variety of manufacturing uses, will be located a mile from Interstate 77.
