This $39.5M home is the most expensive in SC and it’s already under contract. Take a look

A $39.5 million historic home on 4,409 acres with 8 miles of waterfront and marsh on the Tulifinny River was named the most expensive property for sale in South Carolina in a national study, and it is already under contract.

Point2, an online marketing company for the real estate industry, identified the most expensive property in each state.

Charles Lane, broker-in-charge of Charleston-based Holcombe, Fair & Lane, said the South Carolina property went on the market in July and was under a 90-day contract by Aug. 1.

Located at 1415 Gregorie Neck Road in Yemassee, the property is likely the largest piece of waterfront property without any restrictions left in the state, Lane said.

And it comes with everything in or around it, from furniture to hunting dogs, he said.

He declined to give any information about the prospective buyer and said the offer is close to the asking price, but did not say whether it’s higher or lower.

The six bedroom, eight bathroom 6,000 square-foot house sits on high ground with expansive riverfront views. Built in the early 1930s, It has been owned for the past 30 years by philanthropists Bob and Alice Jepson of Savannah, Georgia. They have renovated it to the point it is turn-key, Lane said.

The garage has room for 16 vehicles.

The property includes a deep water dock, eight stall horse barn (with horses), a game house with a kitchen, gun room, library, and a great room with a stone fireplace. Two caretaker houses are on the property.

The acreage includes extensive old growth forest, fishing ponds and impoundments.

It was the site of the Battle of Tulifinny, one of the few wins for the Confederacy during Sherman’s March to the Sea. Confederate troops joined by Citadel cadets defended a key railroad bridge.

The most expensive property listed by Point2 is in California, a $250 million house at 10644 Bellagio Road, in Los Angeles and the former home of Conrad Hilton. It is 40,000 square feet and is known as Casa Encantada, a modern-influenced Georgian built in the 1930s. Twice it was the most expensive private home sold in the U.S., in 1980 and in 2000.

Second most expensive was in Florida, a 28,618-square-foot house in Palm Beach at 10 Tarpon Isle, Asking price was $218 million, but the property owner took it off the market last summer.

Other notable homes includes a 36 bedroom house in Jackson, Wyoming; a Texas house that comes with a 24-hour guard, and a residence in the tallest residential building in New York City.
