LANSING — A trio of new developments announced Tuesday are expected to massively change Lansing's skyline if they come to fruition, but the downtown cityscape has seen its fair share of changes in recent years.

The projects announced Tuesday would add 450 apartments in three buildings and are planned to be completed between 2024 and 2025. The residents would produce around half a million dollars in city income tax per year, according to developers, which include Paul, John and Tony Gentilozzi, along with Bloomfield Hills-based JFK Investment Company.

“We genuinely do believe that bringing housing to the central part of downtown Lansing will change this city,” John Gentilozzi said.

A handful of housing developments that have been built since 2020 are already open, or opening soon.

REO Gateway

Where is it? 835 S. Washington Ave., at the corner of Washington Avenue and Malcolm X Street just before Interstate 496. The development will include 72 units, Okemos-based developer Brent Forsberg told the State Journal previously. The development is located on the site where the Deluxe Inn once stood and will include a mix of studio, and 1- and 2-bedroom apartments.

What are the rental rates? $975 per month for a studio, $1,295 per month for a one-bedroom and $1,395 per month for a two-bedroom unit.

When does it open? REO Gateway is still under construction as of Aug. 8. A muralist is in the process of painting a mural on the side of a building that abuts to Washington Avenue.

Stadium North Lofts and Stadium North Senior Lofts

Where is it? 500 N. Cedar St., just north of Lansing Brewing Company. The developer is Ohio-based Pivotal Communities. Both buildings, with 66 apartments each, are being built on the site of the former Lansing Dairy Company, a few blocks north of Jackson Field. The Stadium North Lofts will include a mix of one-, two- and three-bedroom units, while the senior units for those 55 and older will have one or two bedrooms, officials said previously.

What are the rental rates? Unknown but the complex is expected to boast affordable housing rates.

When does it open? Ohio-based developer Pivotal Communities and Grand Rapids-based contractor Orion Construction have said the complex should finish in the spring.

City View Apartments

Where is it? 501 S Capitol Ave., next to MSUFCU Ovation, a two-story $17.7 million entertainment venue that is under construction. The development includes 172 units, with 55 apartments in the former Lake Trust Credit Union headquarters building that was renovated, and a new sister building at 503 S. Capitol Ave. features 117 units.

What are the rental rates? Studio apartments start at $1,210 per month, one-bedroom units start at $1,150 per month and two-bedroom units start at $1,500 per month.

When does it open? Some residential tenants have already moved into the apartments as of Aug. 8, with some configurations already needing a waitlist to rent.

Block 600

Where is it? 600 E. Michigan Avenue, just above Capital City Market at the corner of Michigan Avenue and Larch Street. The project includes 40 residential units developed by the Gillespie Group.

What are the rental rates? Studios start at $1,067 per month, one-bedrooms start at $1,443 per month and two-bedrooms start at $2,320 per month.

When does it open? Block 600 opened for leasing in 2020 months before the adjoining Capitol City Market opened in October that year.

Metro Place Apartments

Where is it? 301 W. Lenawee St., where the old Downtown YMCA was located until 2002. It is a $25-million 145-unit building with space on the first-floor for a commercial or retail tenant that doesn't yet have an occupant.

What are the rental rates? Studio units start at $1,095 per month, one-bedrooms start at $1,225 per month and two-bedroom units start at $1,490 per month.

When does it open? It opened in the spring of 2020 for leasing.

Red Cedar Lodge and Gateway Lofts

Where is it? 210 Dori Lane at the Red Cedar development complex. The two are luxury rental communities with 111 assisted living units and 16 units for individuals with Alzheimer’s disease and related dementias at Red Cedar Lodge and 181 lofts at Gateway Lofts. The $256-million complex is still under development with shopping and dining options plus two hotels.

What are the rental rates? For Gateway Lofts, studios start at $1,528 per month, one-bedroom units start at $1,577 per month and two-bedroom units start at $1,941. Rents at the Red Cedar Lodge are dependent on an older person's insurance and if they qualify for other benefits because it is a senior living facility.

When does it open? Gateway Lofts opened April 2022, Red Cedar Lodge opened late 2022.

Temple Lofts

Where is it? 502 E. Cesar E. Chavez, at the historic Temple Club nightclub, which closed in 2006 and used to be a church. It is a converted mixed-used building with 31 apartments, offices for the nonprofit Michigan Community Capital and space for Strange Matter's anticipated roastery.

What are the rental rates? Studios start at $840 per month, one-bedrooms start at $1,010 per month and two-bedrooms start at $1,330 per month. Nearly half of the units are priced below market rate.

When does it open? Temple Lofts opened in December.

Capitol View Apartments

Where is it? 313 N. Capitol Avenue, two blocks north of the State Capitol Building. The 96-unit building sits within the former Oliver Towers, which housed low-income and older tenants until the early 2000s.

What are the rental rates? Rents range from $885 to $1,515 per month for studios, one-bedroom and two-bedroom units, as of Feb. 18, 2020. A call to the leasing office was not immediately returned for current rates.

When does it open? It opened in 2020.
