80-acre SLO County estate with pinot noir vineyard, helipad is on the market for $30 million

In the market for a roughly 80-acre luxury estate complete with 180-degree ocean views, a pinot noir vineyard and a private helipad?

Southern California real estate developer Khosro Khaloghi’s exclusive Cambria compound is now for sale for $30 million.

Located at 7292 Exotic Gardens Drive off Highway 1, The Retreat at Moonstone Beach features a 14,000-square-foot main residence with five private suites, plus an entertainment hall and a multi-purpose pavilion that are “ideal for conferences and fundraising galas,” according to a news release.

Described as an “exclusive haven for winemaking enthusiasts and luxury aficionados,” the estate includes “a thriving 6-acre pinot noir vineyard, meticulously cared for and ready to yield exceptional grapes,” the release said, as well as a building with “showroom storage for 60 vehicles.”

The result is a coastal San Luis Obispo County sanctuary that “redefines luxury with an unparalleled fusion of opulence and convenience,” according to the release.

What does SLO County property for sale look like?

Khaloghi, the CEO of real estate development firm KB Investment Development Co. in Orange County, built the Retreat at Moonstone Beach in 2006, but had been developing the property since the mid 1990s.

He even wrote a book about the lavish estate, titled “Castello della Costa d’Oro: Castle of the Golden Coast.”

The Venetian villa-style estate centers on a single-story main building with “lustrous ivory limestone flooring and light-filled, perfectly scaled interiors,” the release said.

It has a grand entry rotunda, plus a great room with a 30-foot-long bar, an entertainment hall with Murano glass chandeliers, a 3,500-bottle wine cellar and a theater room.

Additional lodgings on the 78.8-acre property include a guest house and staff quarters, for a total of 12 bedrooms and 12 bathrooms.

The two so-called “flex pavilions” are suited for large gatherings of 200 to 800 guests, from conferences to “seated dining or exclusive cocktail receptions,” a listing site said.

There’s a fountain courtyard, equestrian facilities, expansive fenced pastures and access to the beach and miles of trails.

The compound is set back from Highway 1, which winds between the property and the Pacific Ocean, but is within walking distance of the popular Moonstone Beach Drive boardwalk.

The estate borders California State Park lands, the north end of Moonstone Beach Drive and Oceanpoint Ranch, as well as the property that formerly housed Centrally Grown and The Hamlet, which is slated to be converted into the Daou Ocean wine tasting and restaurant complex.

Price drops on Cambria estate

The Cambria estate was on the market for $90 million at one point, according to Leslie Dougherty, owner and broker of Central Coast Sotheby’s International Realty. The firm has offices in Cambria and Nipomo.

Dougherty is the first local broker invited to be part of the listing team tasked with selling the exclusive property, she said Monday.

The listing price had dropped to $60 million by 2019.

However, an online auction to sell the property that April was canceled before it began.
