There’s a pleasant cabin situated on a private island that’s for sale in the scenic Fletcher, Vermont, for $185,000. Yes, you read that correctly.

But, there are a few catches.

According to Realtor.com, there’s no cell service, water, electricity or indoor bathroom.

“There is a composting toilet available on the property,” listing agent Grant Wieler told Realtor.com. “There is also a shower stall for privacy, if you wanted to install a heated solar shower. What makes this property so unique is that you can keep all of the necessities at the cabin to enjoy your stay, and just bring food and water.”

The little cabin is perfectly comfortable inside, and nothing beats the water and forest views surrounding it.

“The existing camp sits on the (Southern) peninsula of the island, and the rest of the 1.75acres goes back behind it, prime terrain for additional campsites, or simply foraging and watching wildlife,” Wieler told McClatchy News in an email. “Surrounded by water and wetlands, after settling into the camp you will witness deer, beavers, loons and blue herons resume their activities surrounding the island.”

It’s completely off-grid, allowing a new owner to get back to the serenity of nature without having to deal with the noise of real life — that’s including tourists with loud boats looking for a day on the water.

“Metcalf Pond no longer offers a public boat launch for motorized craft, so the body of water remains clear and calm, free from nuisance,” Wieler explained to McClatchy. “Owners of property on the pond are allowed to have motor boats, but they have to launch them from private property. While it feels remote, it is under an hour to Burlington or 20 to Cambridge and Smugglers Notch Resort. A truly special place set away from a very busy modern world.”

Fletcher is a scenic, small town known for its beauty and is one of the rare seven communities that was able to dodge the 1918-20 influenza, the New England Historical Society says.
