Alexandria shopping center expands, pre-leasing space to tenants

A new building will be added to the shopping center located across from Walmart at 6354 Coliseum Blvd., expanding it by 6,000 square feet.

The existing center now houses Rio Rojo Mexican Restaurant, Jacks's, Hawaiian Nails and Rich 66 Massage, said Justin Giallonardo, president of real estate for  D'Argent Companies Real Estate & Construction, which is handling both construction and property management.

Giallonardo said the new building could have up to four spaces depending on how the leasing efforts go. But he added that their goal is to have two restaurants, one on each side that will have its own drive-thru windows.

"Our goal is to be able to get new food places in there," he said.

This part of Coliseum Boulevard is what Giallonardo said is called the "evening" side of the road, meaning that people typically dine at establishments on that side of Coliseum Blvd in the evening. Most of those restaurants are priced in the middle to lower price range allowing people to grab basic, affordable food.

Giallonardo said they will be breaking ground in the next few weeks and hope to have the building completed by next spring. The project will be led by Thomas Giallonardo, president of construction.

Pre-leasing is available now, said Giallonardo. The asking price $20 per foot.
