Another warehouse could be coming to Bensalem. Here's what we know

Bensalem may soon be home to a new, 16.9-acre combined warehouse and office building.

The project, helmed by South Carolina-based Johnson Development Associates Inc., is slated for 2600 State Road, near the township's waterfront.

The site will occupy an underdeveloped industrial area between the Delaware Expressway and State Road. According to the developer's plans, the land was used for intermittent storage of containers and random work equipment since the 1960s.

Going back further, the land was used to deposit waste gypsum from chemical processes at the turn of the 20th century. Johnson Development Associates Inc. said 60% of the site contains waste fill.

The developer intends to build a 252,652-square-foot warehouse with driveways, parking, stormwater management and enhanced landscaping.

The project is in its early stages and needs various approvals from the township to proceed.

Bensalem Township Council, at the developer's request, has tabled until at least next month a decision on the primary land development application.

With little explanation, the developers withdrew their presentation before council Monday evening.

"At the request of the applicant," Township Solicitor Joe Pizzo said during council's session, "they are asking that the matter be further continued to the council's first meeting in August."

The Johnson Development Associates first proposed this project in May 2021.

In lieu of appearing, the developers addressed the council's stormwater management questions in its most recent plans, highlighting that its drainage system can withstand the next 100-year storm.

"The site will decrease stormwater discharges for all storms, up to and including the 100-year storm," read a portion of the developer's plans, "and exceeds the required reduction in flow as required" by Bristol Township's stormwater ordinance.

Johnson Development Associates has developed several self-storage properties in Pennsylvania. Those locations include Extra Space Storage complexes in Abington, Bridgeville, King of Prussia and Robinson. The developer has also developed LifeStorage in Philadelphia, along with several condominiums.
