Contemporary furnishings rendered in enduring coastal finishes have come to define the all American transitional design ethic that inspired Antilles newest decorator model. The Phase 2 Montserrat Grand Coach Home is the largest floorplan in the 54-acre, 212 unit community. At 2,444 square feet under air and including an attached 2-car Garage, its large rooms, high ceilings and wide windows and glass doors give it the presence of a single family home, an effect further enhanced by expansive views from its upper floor location. Montserrat Grand Coach Home pricing starts in the low $600,000’s and offer water and preserve orientations.

The Montserrat’s gracious ground floor Entry adds to the home’s sense of privacy. The new model uses the Room’s decor to introduce its subtle palette and textural design sensibility. A beautifully detailed, wide-profile wood plank porcelain tile finished in soft grey sets a refined tone for the entire residence. In the Entry Room, it is layered with a patterned area rug in the same tonal variations for a restrained yet sophisticated presentation. Its wide entry hutch adds as much multifunctional storage as it does nearly wall to wall textural interest. Completed with ever classic blue and white accent pieces, it presents low key, high style in today’s contemporary finishes.

The Montserrat model’s Loft is also completed to present function as well as style, featuring a quiet seating area that can be transformed into a separate sleeping space as easily as unfolding its on-trend sleeper love seat. The 3-Bedroom, 2-Bath Montserrat offers plenty of family or guest accommodations, but including one more possibility while not losing any of its intended functionality one hallmark of good design. With respect to guests, it is worth noting here that JMD Development added 2 Guest Suites to its list of amenities. They are available to all homeowners and their guests for short term stays a few times a year.

The Montserrat’s Great Room encompasses its Kitchen, Living and Dining Areas, all of which are oriented to its oversized and screened in Lanai and viewed though 2 wide sets of triple slider doors. The model’s high ceilings are enhanced on the Living Room side by an oversized cove ceiling that is defined by deep crown molding and backlit to dramatic effect. Its furnishings are take their design theme from a dramatic area rug with bold sand-and-tropical sea colored pattern that is echoed in the swirling pattern of the Dining Area’s chrome and glass art chandelier. Deep, textural wood finishes and a striking wall mounted vessel increase the Area’s design interest.

The adjacent Kitchen features the Grand Coach Home’s signature cook’s Kitchen with extra long central island topped with a deep white quartz curved edge countertop. The island is widely set away from the perimeter cabinetry and cooking area for ease of movement and comfortable family style meal preparation. Its wonderful counter stools introduce neo-Danish Modern wood/leather/metal style points to the Kitchen. Two wide walls of grey wood cabinetry are highlighted by a wonderfully reflective, chevron patterned backsplash composed of matte and glossy tiles that is reflected in an oversized, sky blue design feature across the room. A full walk-in Pantry with wood shelving system designed to enhance air circulation completes the Kitchen.

During the morning hours in particular, when the model’s eastern exposure floods the Great Room with sunlight, accessories and furnishing’s many bright metal finishes catch and reflect the light as it moves across the Room, enlivening every detail. The Great Room’s backdrop of tonal colors is complimented by its varied and bright touches. It is a well conceived model with a sophisticated presentation.

Phase 2 Classic Coach Homes are also under construction They are smaller 4-unit Coach Homes priced from the upper-$400,000’s. The new designer model currently being fitted out for its first floor Saba unit showcases a revised Classic Coach Home Kitchen layout that relocates Phase One’s Pantry to a side wall, significantly opening up its Great Room footprint without expanding the floorplan. The Saba is a 3-Bedroom floorplan and includes 1,537 square feet under air. It offers direct Garage access and all Classic Coach Homes include individual, single car Garages and screened-in Lanais. Though the Phase 2 Saba model is still being decorated, It can be viewed when accompanied by an on-site agent.

The somewhat smaller, upper floor Tobago Classic Coach Home is also a 3-Bedroom floorplan at 1,509 square feet. It features higher ceilings and cove detailing in its peninsula style Kitchen, plus the relocated Pantry noted above. Its top floor views in particular are wide open in all directions. The Tobago echos the Saba floorplan and is arranged in a split Bedroom format, with the Master Suite located across the residence from the other Bedrooms.

Standard features included in the purchase price of Antilles’ Coach Homes distinguish it from other new construction projects, and have been influential among buyers as they compare other developments’ offerings to Antilles. They include solid core 8-foot interior doors with distinctive Merano hardware, high ceilings, quartz countertops, Kohler fittings, stainless steel Kitchen appliances, 16 SEER Carrier A/C systems and windows and exterior doors that are wind-rated to the exacting Miami/Dade standards in the purchase price. The huge Gathering Room offers varied socializing, lounge and TV areas plus separate dining or game table seating. It occupies about one-half of the Club’s 5,000 square foot expanse, with wall-to-wall views over its 9,000 square foot outdoor living area, and beyond to Antilles’ own 5-acre Kingfisher Lake and wetland preserve and the community itself. Outside the enclosed Resort Pool area, and in consideration of the noise levels of active sports, Antilles’ regulation Bocce and Pickleball Courts have been purpose built away from the residences. A 4-hole putting green has been added to the community’s list of amenities. JMD Development adapted a popular feature of living for the benefit of Antilles’ homeowners.
