Maybe it is Antilles’ great location. Maybe it is the elegant island style architecture and long list of superior standard features included in every residence. Certainly the pricing and low monthly fees have significantly influenced buyers. However the calculations have been weighed, add up all the elements that distinguish Antilles’ as a preferred resort property, and the result is Phase One of the new construction release is now sold out. Everything that made Antilles first 68 residences so attractive to buyers is being continued in the design and construction of the balance of its 212 Coach Homes. The next release of new Grand Coach Homes is over 50% sold out and crews have been working flat out to keep up with demand. Roof trusses have been set and the process of installing and tying down concrete roof tiles continues. Stucco finishes are being applied over concrete block structures. A few new lake and preserve view orientations are still available in this release and all are one-floor residences with delivery dates starting next month.

Grand Coach Homes are the largest 4-unit structures in Antilles and each includes an attached 2-car Garage and deep, screened-in Lanai. The first floor Nevis is a 3-Bedroom floorplan and features 1,980 square feet under air. The upper floor Montserrat is larger at 2,444 square feet and also includes 3-Bedrooms arranged in a split plan with the Owners’ Suite across the residence from the other Bedrooms. Grand Coach Home pricing starts in the mid-$500,000’s.

The first floor Nevis floorplan features a side Entry that gives it a big-screen kind of impactful Great Room impression as soon as you open the door. The upper floor Montserrat floorplan includes 2,444 square feel under air and features a first floor Entry that sets it apart for its private, single family home ambience. Both floorplans feature oversized, central KItchen islands. At almost 9 feet long by 4 feet deep they can easily accommodate 3 or 4 places at their graceful, curved edge quartz countertops with enough overhang at each end for 1 or 2 more, making them very much family style gathering hubs. The islands are built to counter height, casually drawing family and friends in to chat and watch the preparations while being deep enough that they can linger, snack and enjoy the happy chaos of a meal coming together. The Kitchen islands are opposite and widely spaced from the cooking area, allowing enough elbow room for multiple cooks and onlookers to move around and still maintain their good will. Good lighting from recessed and pendant fixtures and a large, walk-in Pantry complete the well planned Kitchens. If the Kitchen is the heart of the home, then the Grand Coach Homes’ central islands have been designed to be the inviting heart of their chef’s style Kitchens. A favorite feature of the Nevis floorplan is its separate Storage Room in addition to the Pantry, both of which are lined with floor to ceiling shelves. In addition to energy efficient and programmable appliances, Grand Coach Homes’ Laundry Rooms include a deep utility sink and wall to wall cabinetry.

In addition to the features noted above, the upper floor Montserrat includes an open Loft space owners have personalized as everything from offices to TV dens, yoga studios, a video gamer’s delight and one rather exceptional pet palace. Its Great Room includes the best big sky views in Antilles and the wall-to-wall Lanai spans its width. It parallels the Nevis’ layout and is distinguished by higher ceilings and cove detailing in the Living and Master Bedroom. As in every Coach Home in Antilles, the Master Bath includes a separate commode room and quartz-topped double sink vanity.

Construction of smaller Classic Coach Homes will begin shortly. As starter properties, they will continue to be an important part of Antilles’ overall composition. They are also 3-Bedroom units with attached single car Garages and offer floorplans in the 1,500+ square foot range. The new designer model of the first floor Saba unit will feature a revised Pantry layout to maximize the Kitchen’s footprint while still offering 1,537 squares feet of living space. The upper floor Tobago will also include the revised Pantry, but Its high ceilings and treetop views will remain as impressive as ever.

The Coach Homes of Antilles feature wide window walls and higher ceilings, creating open and airy spaces that are as well appointed and engineered as they are solidly built and stylishly presented. Antilles’ standard finishes include substantial solid core interior doors, impact-rated windows and doors, as well as Shaker style Kitchen cabinetry with 42-inch high uppers, tall baseboards, wide trims, sleek rocker style lighting switches, cove ceilings per plan, and wide profile, porcelain tile flooring with subtle, designer series carpeting in the bedrooms. Double sink Master Bath vanities, Kohler plumbing fixtures, heavy-weight frameless glass shower enclosures and built-in ventilated wood Closet shelving systems are standard in all units. All residences include Linen Closets, Pantries, walk-in Master Closets and separate Laundry Rooms. Quartz countertops are standard throughout, as are Kitchen island pendant fixtures and stainless steel Kitchen appliances - including on-trend French door style refrigerators. Recessed lighting and advance wiring for data, voice and video are standard. As an added benefit for its homeowners, JMD Development has included on-site guest suites for the exclusive use of its homeowners and their guests as a way to manage their occasional overflow of visitors.

Antilles’ Flamingo Club amenity center was designed to be the heart of community life. It offers 14,000 square feet of pure luxury, indoors and out and is a showcase for the subtle tones and elegant West Indies Island style architectural features that define the community’s appeal. It is as representative of Antilles’ luxury resort presentation as it is of the quality built into every residence. Executive services are managed here and the Exercise and Fitness Center, Massage Room and Antilles’ Buyers Selection Center are to the rear. The huge Gathering Room is about one-half of the Club’s 5,000 square foot expanse and features wall to wall views over its 9,000 square foot outdoor living area. A large heated Spa, sun and shade Decks, oversized Tiki Hut with end-to-end service bar and al fresco seating plus a pergola covered Conversation and Fire Pit complete the Resort Pool area. Four regulation Pickleball and 2 Bocce Courts have been purpose-built away from Antilles residences as a noise consideration and a 4-hole Putting Green was recently added as a free golf amenity. JMD Development supplies game equipment tor its homeowners and their guests, also free of membership or rental fees.
