Low fees and handsome architecture continue to boost Phase 2 sales in the south Naples’ Coach Home community

Antilles is following its successful Summer season with what is promising to become an even better 4th quarter 2022 sales initiative, which has been bolstered recently by notable increases in some materials availabilities and shorter delivery times for others.  From the start, the 212 Coach Home community’s year round resort lifestyle has been a strong selling point, but the serenity of its quiet location set back from the busy Collier Boulevard corridor has become what makes it an even better fit once they become homeowners.  The 54-acre, cul de sac community’s natural beauty is insulated by surrounding  preserves and deep landscape installations augmented by the developers’ addition of 550 Sabal palm trees along its perimeter.  Nothing but leafy palms and tropical foliage can brush against Antilles’ horizon wide views, plus there are no neighboring high-rises to crowd out its views.  Rookery Bay is its neighbor to the west.  The majesty of local and migratory birds’ flight patterns across the Reserve’s 110,000 acres of protected lakes and habitats have added graceful highlights to the daily routines of Antilles’ homeowners.  Coach Home pricing starts in the high $400,000’s.

The natural beauty in and around Antilles location is equally remarkable for its proximity to all that makes Southwest Florida a world class resort destination.  The area’s inherent benefits are just minutes away.  The best of old Naples’ and Marco Island’s attractions, beaches, fine dining, galleries, shopping and endless fishing and boating opportunities, abound in all directions, all year round.

Antilles’ community presentation is exceptional.  Its 212 units offer handsome, new look, contemporary residences with luxury appointments built in as standard fittings.   Detailed with dove grey stucco exteriors over concrete block, white trims and sharp charcoal Bahama shutters, the timeless elegance of West Indies Island style architecture seems fitting in Naples’ subtropical climate.  Homes are fresh-looking and pleasing, especially against  Antilles’ lush landscaping.  Its amenity center, the Flamingo Club, is representative of the level of finish and detail included in every residence.  Its Gathering Room occupies about one-half of its 5,000 square foot expanse and includes a big screen TV and Fireplace Lounge, Sonny’s all day Coffee Bar and multiple seating and table arrangements suitable for socializing.  The on-site Sales Office, Fitness and Exercise Center, Catering Kitchen and Selection Room for new buyers to choose their various finishes and fittings are also located in the Club.  When sales are complete the Selections Room will be converted to a Card Room.

The Club’s 9,000 square foot outdoor living area is dominated by its oversized 3,500 square foot Resort Pool, featuring a wide and inviting wade-in, sun shelf entry homeowners love,  It also has a negative perimeter edge that appears at low angles to overflow into Antilles’ own 5-acre Kingfisher Lake and wetland preserve like a graceful water feature. The Pool’s fluid design incorporates curved sides to create nooks and natural separations to accommodate small group swim areas.  A multi-person heated Spa is adjacent and the huge Tiki-Hut with end-to-end, quartz-topped service bar and BBQ grill area that overlooks the Pool.  Antilles’ pergola-shaded Fire Pit has become a winter season favorite and site of many evening cocktail celebrations.

Outside the gated Pool area, Antilles’ regulation Bocce and Pickleball Courts have attracted players at every level of expertise.  Equipment is provided by JMD Development for the exclusive use of homeowners and their guests.  It also added a 4-hole Putting Green.  As a family owned and operated company, the principals have taken a personal interest in every phase of Antilles’ development.

Phase 2 Classic Coach Homes offer 3-Bedroom floorplans in the 1,500+ square foot range and  They also offer attached single-car Garages and screened-in Lanais.  All have preserve orientations.   Upper floor, Tobago Classic Coach Homes are priced from $475,000.  A designer model of the 1,537 square foot, first floor Saba is available for agent accompanied viewing and includes a new Kitchen feature. It is a showcase for Antilles’ standard features.

Larger Grand Coach Homes are also 3-Bedroom units.  They include attached 2-car Garages and screened-in Lanais.  Preserve and lake view orientations are available.  Phase 2 Montserrat units include 2,444 square feet under air and feature an additional built-in dry bar with upper cabinetry in the Kitchen and a rectangular, single basin sink in its central island. The decorator model can also be viewed daily with an agent.  Pricing starts in the low $600,000’s.

Low monthly fees have been a strong selling feature among buyers, in addition to Antilles’ long list of fine features included it its list price.  When considering a new home, please note that what makes the community’s  Coach Homes desirable is also included.  No upgrades are required to get high ceilings and wide window walls create open, airy spaces that are as well engineered and appointed as they are solidly built and stylishly presented.  Antilles’ standard finishes include substantial 8-foot, solid core interior doors, hurricane-rated windows and doors, Shaker style Kitchen cabinetry with 42-inch high uppers, tall baseboards, wide trims, sleek rocker style lighting switches, cove ceilings per plan, wide profile porcelain tile or durable luxury vinyl tile flooring and subtle designer carpeting in the bedrooms.  Kohler plumbing fixtures, heavy-weight frameless glass shower enclosures and custom designed wood Closet shelving that promotes air circulation are standard in all units.   All residences include Linen Closets, Pantries, walk-in Master Closets and separate Laundry Rooms.  Quartz countertops are standard throughout, as are Kitchen island pendant fixtures and stainless steel Kitchen appliances  Recessed lighting and advance wiring for data, voice and video are standard.  Concrete roof tiles and brick paver walk and driveways coordinate with the homes and underscore a refined and elegant community presentation.  Interior roads will be graded and repaved when construction is completed.
