Maybe it is the time of year, but the sight of Antilles’ sparkling, triple tiered fountains and the pristine Resort Pool lit up for Naples version of the winter season really makes it feel like the Holidays are coming, and reasons to be cheerful abound in this lovely part of town. The community looks great. Handsome West Indies Island style architecture finished in soft grey stucco with high contrast trims and value added structural elements sets the tone for Antilles. The amenities are complete and being thoroughly enjoyed by the new homeowners. Cooler weather could mean the Fireplace Lounge and huge outdoor Fire Pit will get as much play as the Pool, though nothing says Florida-at-its-Finest like a 3,500 square foot, heated Resort Pool, though steam rising from the adjacent Spa is a close second. As days grow shorter until mid December, photos of late afternoon pool parties take on the appearance of midnight swims. Wonderful, album worthy wintry memories can fill the new homeowners first sub tropical Holiday Season in Antilles.

In addition to its popular water features, the 5,000 square foot Flamingo Club amenity center functions as the heart of the community, offering concierge and executive services as well as a fully equipped Fitness Center and Catering Kitchen. Its Gathering Room is about half the size of the Club and overlooks the entire 9,000 square foot outdoor living area’s Sun and Shade Decks, outdoor grills, al fresco seating and oversized Tiki Hut with end-to-end service bar. Regulation Bocce and Pickleball Courts are purpose-built away from the residences to maintain Antilles’ serene ambience and a 4-hole Putting Green was recently installed between the Courts. Game equipment is available to the homeowners and their guests, courtesy of the developer, JMD Development.

Antilles’ Phase One construction is complete and nearly sold out. It includes 3-Bedroom Classic and Grand Coach Homes ranging from 1,509 to 2,444 square feet under air and 12-unit Low-Rises which are elevator buildings designed 2-floors over ground level parking. They feature 2- and 3-Bedroom floorplans from 1,448 to 1,698 square feet. All Low-Rise residences are assigned 2 parking spaces with top floor units receiving single car garage enclosure as one of their spaces. Pricing for the remaining Phase One units starts in the higher $400,000’s and low monthly fees have been a strong buyer incentive since the project began.

The balance of Antilles 212 residences will be built in a rolling construction format until the community is complete. The Grand Coach Homes currently under construction will be move-in ready in February and pre-sales have been active. Priced in the $500,000’s, they are Antilles largest units. Construction of smaller Classic Coach Homes will begin shortly. They are 3-Bedroom units with screened-in Lanais, 1-car Garages and offer floorplans in the 1,500 square foot range. As starter properties, they will continue to occupy a significant segment of the 54-acre community’s composition.

Following the same successful format as in Phase One, the new Grand Coach Homes will be 4-unit structures featuring 2-car Garages and large screened-in Lanais with each residence. The first floor Nevis is a 3-Bedroom unit with 1,980 square feet under air. They were the first units to sell out in Antilles’ Phase One. A favorite feature among buyers has been the Nevis’ separate Storage Room which is in addition to the Pantry, both of which are lined with floor-to-ceiling wood shelves on two sides. The Storage Room is large enough that a current homeowner chose to turn it into an office. Preserve and water orientations will be available and buyers can select their options and finishes during construction.

The Nevis’ impactful side entry opens into its bright and open main living area configured as a Great Room with island Kitchen and adjacent Dining and Living Areas. Tall, wall-to-wall and floor-to-ceiling slider doors bring the home’s serene view inside and allow for the easy indoor-outdoor lifestyle that is a hallmark of all Antilles’ homes. The Nevis’ Kitchen features an oversized, chef’s kitchen style island with gorgeous curved-edge Quartz countertop, high-arching multi-function chrome faucet and Kohler fixtures. It is set off by three pendant lights in addition to the home’s recessed lighting. Contemporary Shaker style cabinetry lines two wide walls and includes 42-inch high upper cabinets. Stainless steel appliances and a large Pantry with custom shelving completes the space. The spacious Living and Dining areas are adjacent and easily accommodate family living.

The Grand Coach Home’s upper floor Montserrat is the largest 3-Bedroom home in Antilles at 2,444 square feet under air. Its first floor Entry adds a degree of separation from the rest of the home that enhances the impression of a single family home. Phase One owners have personalized their Loft as everything from a quiet reading and games space to an occasional sleeping alcove any grandchild would love. The Great Room offers the best big sky views in Antilles and parallels the first floor Nevis’ layout. The Montserrat is distinguished by higher ceilings and cove detailing in the Living and Master Bedroom, plus an extra deep screened-in Lanai that spans its wide Great Room.

The value of a home in Antilles has been built in at every stage in its construction. No upgrades are required to get solid wood, 8-foot interior doors, Merano hardware, sleek, rocker-style lighting switches, cove ceilings per plan, higher ceilings and taller baseboards. Solid wood cabinetry is used throughout the home with soft-close features, as are 42-inch high Kitchen upper cabinets and wide profile, porcelain tile flooring in all living areas and designer-level carpeting in the Bedrooms. Showers are tiled floor to ceiling and finished with substantial frameless glass shower doors. Double-sink Master Bath vanities are standard. All Closets include custom built-in storage systems to promote air circulation. Exterior doors and windows are wind- and hurricane-rated and coordinated paver walk- and driveways are standard. Low E impact resistant aluminum windows are included as are reinforced concrete slabs with moisture barriers. Roofs are engineered with hurricane clips and 160 mph wind protection tie downs. All homes include Linen Closets, Pantries, walk-in Master Closets and separate Laundry Rooms, plus energy saving appliances. Quartz countertops are also standard throughout as are Kitchen island pendant fixtures and GE stainless steel Kitchen appliances - including on-trend French-door style refrigerators. Recessed lighting and pre-wiring for data, voice and video are also standard features. The full range of selections and options available to homeowners can be reviewed at the Sales Office in the Flamingo Club.
