Apartment project to start construction

Feb. 1—HIGH POINT — A multifamily development firm plans to deliver 264 new apartments in High Point next year.

Evolve Cos. Development Manager John McDonald said he anticipates that construction will start within 30 days on Evolve at Deep River on about 18 acres on the west side of N.C. 68 (Eastchester Drive), north of Penny Road and south of Premier Drive.

"The clubhouse and first units are expected to deliver spring of 2025," he said. "The Evolve property is one of the last remaining undeveloped parcels along this stretch of Highway 68 in High Point. The surrounding retail and commercial uses were big drivers in our decision to pursue the opportunity."

Evolve Cos., which has offices in Greensboro and Wilmington, got the site annexed and zoned by High Point in 2022. It subsequently purchased the property, which consists mostly of undeveloped former farmland, for $5.5 million.

McDonald said the company is not only the project developer but will also be the general contractor as well as owner and operator of the apartments once they're open.

The site is across the highway from the Palladium shopping center.

Construction plans approved by the city show that the complex will consist of 11 buildings, each with three floors, as well as a clubhouse.

Five of the buildings will have frontage along N.C. 68, but the only vehicular access to the complex will be from two points on Penny Road at the rear of the property, where Evolve Cos. will construct an internal street called Addlestone Circle to serve the apartments.

The southern boundary of the complex will abut a commercial area that includes the Kickback Jack's, Panera Bread and Andy's Frozen Custard restaurants.

The construction plans show a proposed pedestrian connection between the apartments and the restaurant properties.

McDonald said other amenities at the complex will include a fitness center, swimming pool, playground and grilling pavilion.
