Apartment, townhouse development takes step forward in Holland Township

HOLLAND TWP. — Following a series of revisions, a major development has received site plan approval and will move forward in Holland Township, bringing 120 apartment units and nine townhouses to the area.

The project, located off 140th Avenue, includes five apartment buildings with 24 units each. The nine townhouses are located by a second entrance for the development off Westwood Lane. The site plan was approved by the Holland Township Planning Commission during a meeting Tuesday, April 9.

Developers for the project were last before the planning commission in February when commissioners offered feedback and requested a series of changes before they’d approve the project.

Developers ultimately added a playground to the development, considered and developed a plan for snow removal, adjusted some parking garages, performed a tree survey of the property and adjusted how the sidewalks and a trail on the property intersect.

"We listened last time and hopefully we have made a better plan because of it, we certainly think so," said Chuck Hoyt, project manager for Nederveld, Inc. "We understand that there may be a few conditions that are requested on this plan, we are certainly willing to work with staff on that as well."

Several local residents voiced concerns with the project, including safety of children in the are and how local traffic would be affected by the project.

"We just want to bring to light that there are two to three schools over there and so we want to voice concern that we care about what we put there and who we allow there," said resident Alicia Chrysler.

Despite the concerns, the proposed site for the development was re-zoned to R-3 residential from Agricultural in the January 2023 Zoning Map — clearing the way for the development.

Once planning commission conditions are met, the project will move to the township’s Board of Trustees for approval. Conditions include protecting natural resources and ensuring compliance with township ordinances.
