Apartments developed within Pabst Brewing's former downtown Milwaukee malt house are finally opening after years of delays

Apartments developed within Pabst Brewing Co.'s former downtown Milwaukee malt house are finally opening after years of delays.

Residents began moving into The Malt House, 1009 W. Juneau Ave., this month, said Robert Lubin, who leads the development team.

The project, previously known as Brewery Lofts, converted the former Pabst brewery's malt house and grain warehouse into 118 apartments on seven floors.

It took five years to complete.

An affiliate of New York-based Whitestone Realty Capital LLC bought the buildings in January 2016 for $1.6 million. The city building permit allowing renovations to begin was issued in December 2016.

However, that work stopped in June 2017 and didn't resume for several months after construction costs spiked.

Whitestone hired a new general contractor and made changes to the renovation plans.

But work proceeded slowly. The development's ownership group changed, with Lubin named the project's controlling partner in 2018.

Lubin, a Herndon, Virginia, attorney and project investor, told the Journal Sentinel in March that the project was to be completed in June.

But supply chain problems led to further delays, Lubin said Monday. Still, it feels "great" to be done, he said.

"We are proud of the building," Lubin said.

The Malt House's studio, one- and two-bedrooms apartments range from 655 square feet to just over 1,500 square feet, with monthly rents ranging from $945 to $3,495, according to its website.

Redevelopment project began in 2007

The Malt House's completion largely wraps up the redevelopment of the former Pabst complex.

Pabst shut down the brewery in 1996.

Zilber Ltd., led by the late Joseph Zilber, started the redevelopment work at the 21-acre site in 2007.

It is now known as The Brewery and includes apartments, hotels, craft breweries, restaurants, offices, the University of Wisconsin-Milwaukee Zilber School of Public Health and creative arts hub No Studios.

Newer developments at the complex include a coffee shop at Best Place at the Historic Pabst Brewery and Central Waters Brewing Co.'s Pilot Brewery and Taproom.

Financing for the development includes $32 million in city financing provided by new property tax revenue generated by the project.

The Brewery's new property values so far total $160 million, according to the latest Department of City Development report. That is projected to reach $203 million by 2033.
