Apartments, restaurant proposed for north Metro Center complex

DUBLIN, Ohio (WCMH) — A Cincinnati-based property management company is aiming to build a new mixed-use apartment complex north of Dublin’s Metro Center office district.

Keystone Hotel Group is proposing a five-story mixed-use building on 2.55 vacant acres at the southwest corner of Upper Metro Place and Frantz Road. The conceptual plan calls for the building to include 159 one and two bedroom units, 3,500 square feet for a restaurant and bar, and 4,180 square feet of co-working space.

“The primary target market for the residential units is move up renters who are at the point in
their lifecycle when they are growing in their careers,” the proposal states. “This is the segment of the workforce that is in greatest demand for companies being attracted to Dublin.”

The plan is one of several aiming to revitalize the area surrounding Dublin’s Metro Center office district built in the late 1970s. Columbus-based developer Pizzuti is proposing a series of apartment buildings on 18.9 vacant acres on Blazer Parkway, to include more than 300 units and a clubhouse with a pool.

Keystone’s proposal states the objective is to “enhance and elevate the legacy of Metro Place” by providing walkability, activated public spaces, food service, recreation and public gathering spaces.

Mark Supelak, a member of the Dublin Planning and Zoning Commission, said during a Jan. 18 meeting that he is supportive of the proposal and that the complex would be a meaningful addition to the area. However, Commissioner Warren Fishman said the proposal needs improving and expressed concern for the site’s close proximity to other residential developments.

“I can’t say I’m completely in favor of the concept,” said Fishman. “I really think we need to consider the neighbors and the density, the way it’s built and everything about it when you come back. We have to be pretty critical of it because of where it is.”
