April brought 17 million-dollar sales in Rock Hill area. One deal in May dwarfed them all

April brought million-dollar land sales across York, Lancaster and Chester counties that combined for more than $40 million.

A single sale the first day of May dwarfed them all, combined.

A company with the same address and contact as Knightvest Capital in Dallas bought the Brayden apartments, between Fort Mill and Tega Cay, on May 1 for $70 million.

The 17 sales for $1 million or more in April can’t compete with that price tag. They include a mix of activity — apartment units, a quarry, former restaurant sites, auto spots and car washes. Plus, high-end homes that sold in Fort Mill and Lake Wylie.

Here’s a look at the biggest sales for April, according to county land records.

A 10-acre Lancaster County property at 1000 Millers Ridge Lane sold April 12 for almost $7.2 million. A New Jersey company bought the Millers Ridge office and apartment buildings in Lancaster built in 2001.

Two East Main Street properties in Rock Hill sold April 10 for more than $4 million. The commercial property combines for more than 4 acres. A company affiliated with Pittsburgh-based Kamin Realty Co. bought the 1252 and 1250 East Main Food Lion shopping center off Albright Road. It includes a 42,000-square-foot unit built in 1983.

A 348-acre property at 1910 Benfield Road in York sold April 13 for $4 million. The new owner, based in Fort Mill, bought the property from Langham Branch Creek Quarry. The same property sold early last year for about $3.5 million, and the year prior for almost $2.4 million. The property also has significant frontage on McFarland Road, west of Park Place Road.

Four acres of commercial property at 840 N. Anderson Road in Rock Hill sold April 6 for $4 million. An owner out of Columbia bought the JTs Kia of Rock Hill auto dealership site.

An almost 2-acre Indian Land property at 9931 Charlotte Highway sold April 3 for $3.8 million. A Mount Pleasant company bought the Carolina Crossing shopping center across U.S. 521 from Red Ventures Drive, not far south of the North Carolina line on land that once belonged to S.C. Rep. Raye Felder.

The Mavis service garage at 419 Silver Ridge Drive in Fort Mill has a $3.2 million sale listed for April 19, but it’s a name change transaction involving the same ownership company.

A 14-acre residential property in Fort Mill sold April 14 for $2 million. The Beckenham subdivision lot at 449 Hendon Row Way borders the Catawba River, toward the Lancaster County side of Fort Mill.

Bubble Car Wash bought five properties from D&J Property Management on April 28 for $2 million. Sites include 1344 Saluda St., 653 N. Anderson Road, 1222 and an unaddressed parcel on Mt. Gallant Road and 1712 Celanese Road — all in Rock Hill.

Four Rock Hill properties sold April 24 for almost $2 million. Three are residential parcels, and one is commercial. They are along Ebenezer Avenue, Ebenezer Avenue Extention, Union Avenue and College Avenue Extension. Betterplace out of Rock Hill bought the properties, near Knowledge Park redevelopment in downtown. The sites include homes and an apartment building.

A Lake Wylie home on Montgomery Road sold April 14 for almost $1.7 million.

Two commercial properties, at about 2 combined acres, sold at 1029 and 1031 N. Anderson Road in Rock Hill on April 7 for almost $1.5 million. The new owner of the former Golden Corral site is out of Monroe, North Carolina.

A Courtney Road home in Lake Wylie, in Allison Creek Estates, sold April 19 for $1.3 million.

A Water Oak Drive home in Lake Wylie sold April 12 for almost $1.3 million.

A Holden Court lot in the Arden Mill subdivision of Fort Mill sold April 28 for $1.2 million.

Norstar Industrial bought two Chester County properties April 26 for $1.2 million. One is at 1259 Armory Road. There’s an industrial building on 5 acres, with almost 15 acres behind it of undeveloped property.

A Terrapin Lane home in the Carolina Coves part of Lake Wylie sold April 28 for more than $1.1 million.

An Irongate Drive property in Indian Land, in the Bent Creek area near Twelve Mile Creek Road, sold April 27 for almost $1.1 million.
