Asheville's 6 most expensive homes on the market. How much would it cost to buy one?

ASHEVILLE - Blue Ridge views, a champagne bar, a garden and allusions to the Biltmore Estate. These are just some of the features real estate listings emphasize for the most expensive homes in the Asheville area.

While the Biltmore House might be the preeminent luxury home of Asheville, Buncombe contains one of the highest listed homes in the state, beating out many glamorous mansions and estates for the top price. Many others, if sold, would shatter the current Buncombe sales record if sold at list price.

If buying, how much would one need in order to purchase one of these estates?

The Citizen Times calculated an estimated price for each purchase using the Rocket Money mortgage calculator, which attempts to reflect both an upfront down payment and a 30-year mortgage, the average mortgage term according to Rocket Money.

1. 66 N Deerhaven Lane, Asheville

Listing price: $34 million.

With 14,000 square feet, a 50-foot infinity pool, a 400-gallon saltwater aquarium and six bedrooms, the 2011 estate is by far the most expensive in the area, if you trust its asking price. Earlier this year, owner Marcus Katz published a letter with the asking price of $34 million, despite stating the home was privately appraised at $40 million and the estate only being appraised by the county at $3 million.

If sold, it would shatter the county record by nearly $24 million. However, it wouldn’t just be the most expensive sale in Buncombe — it would be the most expensive sale in North Carolina history.

The website clarifies that touring is only available for “well qualified buyers,” meaning you won’t just be able to go and tour the estate without the credibility.

With a 17% down payment, which is the national average for second-home purchasers according to the National Realtor Association, you’d pay around $5.8 million. A 30-year mortgage of the property would be around $197,352 a month, according to Rocket Mortgage.

2. 214 Folkestone Lane, Arden

Listing price: $12.995 million.

This Arden home overlooking the Jack Nicklaus Signature Golf Course, claiming “the largest single pane windows in North America” and a 1,500-bottle wine cellar.

Built in 2018, the home contains 9,810 square feet and is currently listed just below $13 million. It would also break county records if sold at its current listing price. Between its three floors, it contains seven bedrooms, nine bathrooms and a three-car garage.

The property is 10 minutes from the airport and “offers an abundance of guest rooms, sitting areas, and multi-use spaces, idyllic for a mountain retreat in a luxury gated community,” according to the listing.

With a traditional down payment, you’d pay $2.2 million and would have a 30-year mortgage of about $75,429 a month, according to Rocket Mortgage.

3. 12 Lansdowne Court, Asheville

Listing price: $10.25 million.

Another earth-shaking listing comes in South Asheville near the Blue Ridge Parkway and in the Ramble Biltmore Forest. The $10 million home comes with five bedrooms, 8 bathrooms and around 8,000 square feet.

“Folding doors open the screened back porch with a see thru fireplace, dining, grill station and sitting area. The gourmet kitchen has top of the line appliances,double islands and a separate prep kitchen,” reads the listing.

Another unique element of the building is its glass elevator, a dedicated soaking tub, a wet-bar and a four-car garage.

With a traditional down payment, you’d pay around $1.7 million and would have a 30-year mortgage of about $59,496  a month, according to the Rocket Mortgage mortgage calculator.

4. 39 Sunset Summit, Asheville

Listing price: $9.9 million.

Atop Town Mountain, this home was originally built in 1965 and redone in 2018, it features cathedral ceilings, an outdoor kitchen and a full nanny or in-law suite.

“The basement offers a wine cellar and media room. Stunning outdoor amenities include a fire pit, hot tub and a cook house with full outdoor kitchen and stone fireplace. Dual Two car garages, generator, smart home. The epitome of high-end living,” reads the listing.

This home, if sold at its asking price, would also break county records.

With a traditional down payment, you’d end up paying around $1.7 million upfront with a 30-year monthly payment of around $57,464, according to the Rocket Mortgage.

5. 7 Stuyvesant Road, Asheville

Listing price: $7.995 million.

As one of the first Biltmore Forest homes, this 1923 home offers 10 bedrooms with 9 full baths over 13,675 square feet. This South Asheville home is located on a golf course and has a barn on its lot.

“The master suite has a fireplace, sitting room and copper slipper tub overlooking the golf course. Enjoy a mirrored breakfast/sunroom room, dual offices, a media room, a billiards room, exercise room and a pool entertainment area,” the listing reads.

With a traditional down payment, you would pay around $1.35 million upfront, with a 30-year monthly payment of around $46,406.

6. 50 Glendale Road, Asheville

Listing price: $5.6 million.

Rounding out the list is this 1935 North Asheville home, which was designed by Henry Gaines, who also helped design much of Mars Hill College in Madison County and the Coca Cola building in Asheville.

The Grove Park home features six bedrooms and six bathrooms over 7,910 square-feet.

“Step into a world of sophistication as you enter the grand foyer, where architectural details and craftsmanship take center stage. The dream gourmet kitchen is equipped with top-of-the-line appliances, custom cabinetry, and exquisite finishes and also has an adjacent butler's pantry providing additional storage, a wine cooler, and more,” the listing reads.

If you wanted to afford this Grove Park home with a traditional down payment, you’d end up paying around $952,000 upfront with a 30-year monthly payment of around $32,505, according to the Rocket Mortgage.
