A penthouse is typically referred to as a residential unit located on one of the top floors of a luxury residential high-rise. But, in today’s real estate market that description is changing.
According to Business Insider, an online business website, a penthouse no longer needs to be located on an upper floor. It can be anywhere in the building as long as it’s a different layout, features ample outdoor space and unique design features specific to that residence.
Perhaps the best example of the trend can be found at Aura at Metropolitan Naples, a 15-story high-rise tower being developed at the intersection of Fifth Avenue South and Davis Boulevard.
Aura offers luxurious residences above a number of commercial businesses such as restaurants, boutique shops and even office spaces.
“Aura at Metropolitan Naples is unique to the real estate marketplace for a number of reasons,” stated Ed Gonzalez, the project’s Director of Sales. “To begin with, it’s currently the only high-rise that offers incredible views of historic downtown Naples, Naples Bay and even the Gulf of Mexico.”
It’s also the only high-rise in the downtown area that’ll feature rooftop amenities, including a spectacular infinity pool, fitness center and yoga studio and an outdoor sky lounge with bar.
When launched, Aura offered five spectacular penthouses. Three of them have already sold. Of the two remaining, one is located on the 15th floor and the other on the 5th.
Penthouse 5, as it’s known, is a four-bedroom plus den/four-and-a-half-bath home with 3,763 square feet under air and 5,304 total square feet including four balcony/terrace spaces that total 1,526 square feet.
The amazing landscaped terraces of Penthouse 5, with a number of seating areas and even a grill, is accessible from the residence’s living room, kitchen and Owner’s Suite and offers extraordinary views of paradise from three different sides of the home.
“The terrace itself wraps around nearly the entire length of the outside of the penthouse residence,” said Gonzalez. “One can walk from the Owner’s Suite to the formal living room and never take a step inside.”
That’s just one of the special features of the incredible plan. Another special feature are the dual showers in the Owner’s Suite – one is inside and one is outside. The one outside is lusciously landscaped for privacy, like those offered in some uber-luxurious tropical resort suites
“The location of Penthouse 5 couldn’t be more perfect,” noted Gonzalez. “That’s because it’s not the only unique treasure found on the 5th floor of the 15-story high-rise. Just steps from its front door are some of the tower’s amazing amenities.”
They include the indoor and outdoor residents’ lounges, a hot tub, an outdoor kitchen with grilling area, a seating area with fire pits, a large golf putting green, as well as a luxurious overnight guest suite, a business center and conference room.
“The owner of this penthouse will have a number of great options when guests come to visit,” said Gonzalez. “They can entertain their friends on their own private, beautifully landscaped terrace, walk a short distance on the 5th floor to all the amenities right outside their front door, take an elevator ride up to all the outstanding amenities on the roof or down to one of the spectacular restaurants located on the first floor. It’s all about convenience and options.”
According to Gonzalez, Penthouse 5 is currently priced at $4.9 million.
The only other remaining penthouse, located on the 15th floor, is
Penthouse 2, a three-bedroom plus den/three-and-a-half-bath plan with 3,365 total square feet, including two terraces. One terrace is off the Owner’s Suite and the other opens the living room and kitchen area to the outdoors. That’s convenient because this terrace is where you’ll find the outdoor grill.
Penthouse 2 is just one floor below the rooftop pool and fitness center. It is priced at $5 million.
In total, Aura at Metropolitan Naples features only 56 two-, three- and four-bedroom luxury residences, many with a den, ranging in size from 1,898 to 3,923 total living area. Prices range from $2 to over $6 million.
Residential features include expansive floor-to-ceiling glass windows and balcony doors, porcelain and wood floor selections, wine walls and wet bars per plan, fine custom cabinetry, great rooms designed to maximize outdoor views and outdoor living areas with grilling stations, two secure garages spaces per residence and convenient electric-vehicle charging stations available.
The Chef-inspired gourmet kitchens, also designed for socializing, include a large workstation, dining islands and top-of-the-line appliances.
All Owner Suites feature luxurious baths with his and her vanities, large walk-in showers and separate soaking tubs.
It’s not just the luxurious penthouses and residences that are attracting buyers, as mentioned before it’s also Aura’s incredible amenities, including its infinity pool, located on the tower’s roof.
Aura features the highest pool in the downtown area and is the only sky pool offering residents and their guests picturesque views of downtown Naples, the reflective waters of Naples Bay and the azure and white waves of the Gulf of Mexico.
However, the infinity pool isn’t the only rooftop amenity. Those who love to exercise will also rejoice at the fact the state-of-the-art fitness center and yoga studio are also there.
High above the ground and offering incredible views through the floor to ceiling glass windows, residents will enjoy working out on outstanding fitness equipment or pushing through the most demanding or relaxing yoga routines, from the perfect perspective.
Also, just steps away from the infinity pool is another amazing amenity – an outdoor lounge with bar.
Aura at Metropolitan Naples is being developed by Jerry Starkey and Fred Pezeshkan, two long-time Naples residents and well-respected veteran Southwest Florida developers.
