Bedford Plan Commission advances requests to public hearings

The Bedford Plan Commission advanced two property requests on to public hearings next month during the commission's meeting Tuesday at City Concourse.

Needmore Properties LLC owns two parcels on Washington Avenue and is requesting to subdivide them into three parcels. Surveyor Travis Norman told commission members the parcels at 3325 and 3327 Washington Ave. are occupied by a house and a barn/storage building. The owner wants to create a third parcel on the back side of the properties that could be sold later.

Commission members asked about access to the third parcel and location of mailbox. Plan Director Brandon Woodward said the mailbox would have to be on Washington Avenue. Norman said the rear lot has alley access and there will be a 10-foot ingress/egress between the front two parcels.

In a second request, the owner of a two-acre parcel at 816 T St. that is currently separated into about a dozen lots is requesting to subdivide the property into two lots. Surveyor Corey Allen, speaking on behalf of the John M. Money Trust, said the change would simplify the property by combining about six lots into one large lot and the remaining lots into a smaller parcel. The property is zoned industrial and has a commercial garage that houses Crossroads Truck Equipment.

The public hearings on the requests will be held Sept. 13. Adjacent property owners will be notified and can speak or ask questions at the public hearing.

In other business, the commission approved a request to subdivide a Q Street property into two parcels.

Property owner Lee Ann Plummer requests to divide the property at 22 Q St., with the intention of keeping one and selling the other. Each lot will meet the developmental standards for minimum size. Woodward said his office received no concerns or objections to the request.
