Kennewick
Catch and Release Sports Bar demolition

This is a case of “What’s NOT being built there?”
A partial steel building and foundation in the Southridge area was demolished at New Year’s to make way for a future development.
The abandoned structure was once the expected home of a 9,600-square-foot restaurant that would have been called the “Catch and Release Sports Bar.” That fell through and they’re making way for something different.
The Falls, an apartment and commercial project, is being built across the street by Elite Construction and Development.
Northwest Golf Cars
1701 W. Kennewick Ave.
The Yamaha golf car — not cart — dealer is building a new shop in Kennewick. Its temporary store is at 2579 Stevens Drive in Richland.
A building permit issued in July 2023 values the project at $750,000 and notes the commercial building will house maintenance, storage and sales of golf cars.
The site is across Kennewick Avenue from Zintel Creek Golf Course, formerly the Tri-City Country Club.
Gas station and convenience store
8920 W Clearwater Ave.
LCR Construction Co. is preparing to build a convenience store and fueling station at the northeast corner of West Clearwater Avenue and North Steptoe Street.
Construction has not started but a public notice has been posted on the site.
The project will include a 7,365-square-foot gas station and convenience store on 1.84-acres. A car wash could be added in the future.
Pasco
Madison Park North
Road 52 and Burns Road
Preliminary site work has started on the northeast corner of Road 52 and Burns Road, the future site of a 460-unit residential development.
Madison Park North will develop in phases on the 132-acre former farm circle. The project is being developed by Dave Swisher on behalf of the property owner, Farm 2005 LLC.
Madison Park North is one of two housing developments planned at the intersection.
The other, Raven Place, will create 485 single-family homes and 240 multifamily units along with parks on a 164-acre site on the northwest corner of Burns Road and Road 52. Pro Made Homes is the site developer.
Road 52 is just eight blocks east of where the Pasco School District is building its third comprehensive high school.
Third Pasco High School
6091 Burns Road
Construction of Pasco’s third comprehensive high school is proceeding at the corner of Burns Road and Road 60, with walls for the future gymnasium being set at the New Year.
Fowler General Construction broke ground on the 300,000-square-foot school last summer.
It’s scheduled to open in fall 2025 and to bring relief to overcrowding at the district’s other two high schools, Chiawana and Pasco, which are the largest and sixth largest high schools in the state, respectively.
The $185 million school is funded with $140 million in local bond proceeds and a $46 million match from the state.
The Pasco School Board is reconsidering the name, “Harvest View High School,” this month after a future student-athlete said the name made him feel “like I’m in a retirement home.” Alternatives include Sageview and Desert Vista.
