Binghamton-area home prices fall 6.8% in June, with houses for sale in high demand

A typical Broome County home listed for $184,450 in June, down 6.8% from the previous month's $198,000, an analysis of data from Realtor.com shows.

The median list home price in June was down about 2.9% from June 2021. Broome County's median home was 1,838 square feet for a listed price of $106 per square foot.

The Broome County market was busy, with a median 33 days on market. A month earlier, homes had a median 50 days on market. The market added 232 new home listings in June, compared with the 256 added in June 2021. The market ended the month with some 275 listings of homes for sale.

The median home prices issued by Realtor.com may exclude much, or even most, of a market's homes. The price and volume represent only homes that are single-family homes, condominiums or townhomes. They include existing homes, but exclude most new construction as well as pending and contingent sales.

Home prices in Tioga County, New York, fell 0.8%, to a median $235,000, from a month earlier. The typical house was on the market for 40 days, from 56 days a month earlier. The typical 2,172-square-foot house had a list price of $115 per square foot.

Home prices in Chenango County, New York, fell 4.6%, to a median $182,000, from a month earlier. The typical house was on the market for 57 days, from 64 days a month earlier. The typical 1,854-square-foot house had a list price of $100 per square foot.

Home prices in Delaware County, New York, rose 2%, to a median $277,500, from a month earlier. The typical house was on the market for 48 days, from 53 days a month earlier. The typical 1,628-square-foot house had a list price of $175 per square foot.

Home prices in Susquehanna County, Pennsylvania, rose 2.6%, to a median $279,450, from a month earlier. The typical house was on the market for 57 days, from 62 days a month earlier. The typical 2,077-square-foot house had a list price of $140 per square foot.

Across metro Binghamton, median home prices fell to $194,450, down 5.1% from a month earlier. The median home had 1,909 square feet, at a list price of $107 per square foot.

Across all of New York, median home prices were $691,564, falling 1.1% from a month earlier. The median New York home for sale had 1,572 square feet at list price of $432 per square foot.

Across all of Pennsylvania, median home prices were $299,000, rising 2.2% from a month earlier. The median Pennsylvania home for sale had 1,750 square feet at list price of $174 per square foot.

The median home list price — the midway point of all the houses or units listed over a period of time — is used more often in this report instead of the average home list price because experts say the median offers a more accurate view of what's happening in a market. In finding the average price, all prices of homes listed are added and then divided by the number of homes sold. This measure can be skewed by one low or high price.
