Boutique hotel proposed near federal courthouse in downtown Louisville. Here's what we know.

A Kansas developer plans to build a boutique hotel just south of Broadway on the far southern edge of the Central Business District.

The southeast corner of the 700 block of Seventh Street between Broadway and York Street would become a 2-story, 48-room boutique hotel, according to a development application filed in mid-January with Louisville Metro Planning and Design Services.

TGC Group, a development, construction and hospitality management company based in Wichita, is developing the site. The proposed hotel would have a 16,000-square-foot footprint. Surface parking is included in a site plan submitted as part of the filing.

TGC Group declined to comment on the project, citing the early nature of the development.

The project covers multiple addresses: 726, 730, 734, 736, S. 7th St. and 707 York St. The 1.4-acre property is currently owned by Sixth & York QOZB LLC, tied to LDG Development, which bought the land in August 2023 for $1.15 million. Much of the land is currently used as a parking lot.

The developer wants the hotel to be two stories instead of three, which is a required minimum height for buildings along the street wall in the downtown area.

A hotel in the location would be a new amenity for the area, which is surrounded by a White Castle, parking lots, a post office, a small shopping mall, and various businesses and warehouses.

"The applicant is looking to provide a hotel in this area which is lacking accommodations of this type for this area, but the market is dictating that financially a two-story product is most efficient economically," reads the filing.
