Brevard's most expensive: Potential, paradise lead September's priciest home sales

From a lot with lofty plans to a slice of solitude on Brevard's barrier island, luxury, waterfront and open spaces are common themes of September's million-dollar closings.

These are the top five most expensive “homes” sold on the Space Coast last month.

5. $1.24 Million – Imagine the possibilities

With more than 140 feet of water frontage, Monarch Homes will be constructing this yet-to-be-built home nestled on a 1.43 acre lot at 3740 S. Courtenay Parkway on Merritt Island.

Plans at the time of closing included four bedrooms and four-and-a-half bathrooms with a wide open living space sure to take advantage of river views.

Other notable features will include impact glass, tile roof and a four-car garage.

Note: The $1.24 million price tag doesn't include the $750,000 cost for the 1.43 acre lot nor does it include the additional $140,000 for the custom pool. Everything combined, the property should really be in our No. 2 spot at more than $2 million, but it is right now, after all, an empty lot.

4. $1.8 Million – Ample access to water

With ocean and river access, this property offers tons of versatility and possibilites.

The first notable feature of 8110 S. State Road A1A in Melbourne Beach is the two bedroom, two-and-a-half bath main home. Windows across the 1,961-square-foot house offer beautiful views of the mature landscaping and Indian River Lagoon. They also provide tons of natural light.

In the backyard, the home also comes with a riverfront dock and boat slip.

Property also includes a buildable lot between the house and S.R. A1A that could be the perfect spot for a guest home, short-term rental, pickle ball court, etc. There are plenty of opportunities to, again, imagine the potential and possibilities.

3. $1.9 Million – Palm Bay perfection

With 420 feet of river frontage, this four bedroom, four bath home at 5141 Dixie Highway N.E. in Palm Bay sits on 1.1 acres directly on the Indian River Lagoon.

You want privacy? How about a gated driveway and 10-foot concrete wall surrounding the property which includes a huge outdoor living area and waterfront pool. The peaceful bliss and relaxation found in this part of the property alone is why the former owners mostly used the home as a high-performing vacation rental.

2. $2 million – Rockledge Drive riverfront

Built in 1901, this five bedroom, four-and-a-half bath property at 709 Rockledge Drive in Rockledge is on the National Register of Historic Places.

1. $4.9 million – Melbourne Beach fortress

Complete solitude.

That’s probably the best way to describe the most expensive home sold on the Space Coast in September.

While the three bedroom, two and a half bathroom estate at 8645 S. State Road A1A offers plenty of room to entertain with 3,508 square feet of living space, it is the quiet, private solitude this property features that makes that justifies the price tag.

Sandwiched between nature preserves to the north and south and private access to the ocean to the east, if you don’t want to see people, you don’t have to. And the depth of the lot actually has you fairly well removed from A1A. And while we’re talking about the outside space, the oceanside pool and surrounding deck are must-mention amenities.

The contemporary style is evident. Impact rated windows allow the outside to pour in. There's marble flooring and an ultra-modern kitchen plus an oversized garage with car lifts to provide ample space for multiple vehicles.
