New Brunswick approves three apartment projects. Here are the plans

NEW BRUNSWICK – More than 60 new housing units are coming to the city.

The city Zoning Board of Adjustment recently approved three applications with apartments, including one project on Bayard Street with 45 units.

A 47,767-square-foot mixed-use building at 89-91 Bayard St. will have ground-floor parking for 12 vehicles and 32 bicycles, and office and retail space.

The other six floors will have 45 residential units, including two studio apartments, 30 one-bedroom and 13 two-bedroom apartments; a rooftop elevator lobby, mezzanine gym and rooftop amenity deck and green roof, according to the application.

The property is in the downtown commercial district.

Variances were granted for maximum building height, maximum floor area ratio, minimum number of parking spaces, landscaping and lighting.

An additional 16 housing units were approved for 208-210 Sandford St., where Sandford Property LLC received a use variance and variances for floor area ratio, front yard setback, rear and side yard setbacks and parking spaces, to demolish the existing structure and build a three-story building.

The building will have two-bedroom apartments and 14 parking spaces.

Two more three-bedroom apartments will be coming to Easton Avenue, as part of applicant Maroun Chedid's plan to demolish an existing residential structure and construct a three-story building.

The applicant received variances for floor area ratio, parking spaces, front and side yard setbacks and building coverage, to construct the building at 206 Easton Ave. There will be commercial space on the first floor, one three-bedroom apartment on the second floor and one three-bedroom apartment on the third floor.
