A 'build-for-rent community' is planned for Brunswick. Here are 5 things to know.

If approved, a proposed housing project could bring more than 200 rental units to the Bolivia area.

The Brunswick County Planning Board will consider the project, called Admirals Cove at Southport, during its meeting next week.

Here’s what you need to know about the proposed development.

Where is it going?

Though the name is Admirals Cove at Southport, the project is located off Zion Hill Road, south of Winding River, in the Bolivia area.

How big is the project?

Admirals Cove at Southport is proposed for a 65-acre tract. According to the revised site plan, a portion of the land is wetlands, with the project bordering the Lockwood Folly River. The development will include 207 single-family homes, with open and recreational space provided.

Some amenities will be included. The site plan shows a leasing and event center, tennis courts, a community pool, and a pickleball court.

Who is the developer?

The developer is listed as Antelope Holdings Inc., a company based in Raleigh. The registered agent for the company is Northwest Registered Agent Service, Inc., and the secretary of the company is listed as Larry Brown.

What is unique about the project?

Admirals Cove is different in that it is a rental community. According to Brunswick County Principal Planner Marc Pages, the county has approved a few “build-for-rent” communities recently, but only one of those —located just south of Shallotte — is currently under construction.

“Please note that Brunswick County has to treat these build-for-rent communities the same as fee simple developments, and the design criteria is the same,” he explained. “Whether homes in a development are to be for sale or for rent cannot be considered as part of the review criteria for a project.”

What is the status of this development?

On Jan. 31, the developer hosted a neighborhood meeting where a representative discussed the project and answered questions from adjacent property owners. The project will be placed on the Brunswick County Planning Board’s Feb. 13 agenda for consideration. For this project, the planning board serves as the approval authority.
