Charlotte staple Brooks Sandwich House considers selling land as it approaches 50 years
Charlotte restaurant staple Brooks’ Sandwich House is considering a sale.
Commercial real estate firm The Nichols Company told CharlotteFive on Tuesday that her company is simply putting some feelers out for co-owner David Brooks, who is turning 65 soon and thinking about the future. However, the headline is the restaurant does not intend to close, broker Lauren Bremer told CharlotteFive.
As Brooks’ approaches its 50th anniversary, any future plans mean you’ll still be able to get your double cheeseburger all the way (beef chili, mustard and onions, if you’ve forgotten) on your lunch break, Bremer assured C5.
“We’ve been talking to them about potential plans for a couple of years — this has been in the works, and they are not closing the restaurant,” Bremer said. The firm has been interviewing potential developers.
Multiple parcels of land
The cash-only takeout burger spot and its adjoining parking lot are located on multiple parcels of land, The Nichols Company’s John Nichols told C5, with the building being on the corner of one parcel. This opens up development possibilities that could include multiple scenarios — for example, a development that includes a space for the restaurant on the bottom, or perhaps a project that includes an entirely new building for Brooks’.
“We’re doing everything in our power not to disrupt their business. Everything is trucking along as is, but there’s just so much land there, we’re just trying to make sure we’re looking at the property in the most efficient way possible,” Nichols said.
“They are wildly successful. He’s just thinking about long-range planning. What could the future hold for them?” Nichols said.

“Land is at an all time premium and I’d applaud the family for maximizing value and doing what is best for them,” development writer Jason Thomas posted on Instagram in breaking the news.
A Charlotte Classic since 1973
The restaurant has been a staple in Charlotte since its founding in 1973 by the late Calvin “CT” Brooks Jr. Later on, his twin sons, David and Scott, ran the business together until 2019, when Scott Brooks was killed while opening the cash-only restaurant. Since then, the family has carried on with Scott’s trademark saying, “Too blessed to be stressed.”
On June 24, the restaurant will celebrate 50 years of business, serving burgers, hot dogs and fried bologna sandwiches.
