Check out this sprawling Sacramento-area luxury estate once owned by former NBA star
A 13,700-square-foot Northern California home previously owned by former Sacramento Kings center DeMarcus Cousins hit the market Wednesday for $5.9 million, a super high-end price for the region.
Only 0.17% of all listings and pending sales in the entire region are priced at $5.9 million or more.
“This is unicorn territory in terms of pricing,” Ryan Lundquist, a Sacramento appraiser and housing market analyst, said. “(It’s) an uncommon price point representing the cream of the crop in the region. Very few properties compete at this level.”
Granite Bay is a community 30 miles northeast of Sacramento.
What will a buyer get for their $6 million? Try a sprawling Mediterranean-style estate within the exclusive Bella Terra Estates neighborhood. It’s a house that features six en-suite bedrooms and eight bathrooms, two gourmet chef kitchens, a movie theater, gym, a large garage housing six vehicles or more and a resort-style backyard on 2.3 acres.
The details inside are stunning, from ornate molding and marble finishes to vaulted ceilings and painted domes.
The grounds are highlighted by vineyards, a lighted tennis court, an outdoor kitchen with a pizza oven, a saltwater pool with a grotto and waterfalls and an outdoor living room enhanced by a fireplace.
There are two separate gated courtyards with fountains, too.
Mimi Nassif, founder and CEO of Mimi Nassif Luxury Estates, is the listing agent for the property. This month, Nassif also brokered the highest-priced residential sale in the Sacramento region for 2023. That estate at 7340 Terracina Lane in Loomis sold for $6.275 million in an all-cash offer.
The Granite Bay home, located at 8815 Bella Terra Place, last sold in May 2018 for $4.25 million, according to real estate data provided by SiteXPro. The estate is the second highest-priced Granite Bay listing, behind a home once owned by actor Eddie Murphy at 9125 Vista De Lago Court that’s asking $8 million.
Cousins purchased the house in 2013 for $4.275 million, according to public records and Lyon Real Estate, the same year he signed a four-year, $62 million maximum contract extension with the Kings. Cousins was later traded to the New Orleans Pelicans in 2017.
If the Bella Terra home closes near the list price, it would be the fourth-highest sale ever in Granite Bay, Lundquist said, based on data from the multiple listing service, or MLS.
The highest residential sale ever in Granite Bay closed at $6.95 million in 2017, ahead of a property that fetched $6.15 million in 2022, and the former Eddie Murphy house, which was bought for $6.1 million in 2007.
In the four-county Sacramento region, there have been five sales above $5.9 million since the COVID pandemic: one each in Shingle Springs and Granite Bay and three in Loomis.
Nassif said the luxury home market in the Sacramento region is strong.
“Ultra-luxury homes are selling now more than (at) any other time, for very high prices and (with) all-cash buyers,” she said in an email to the Sacramento Bee. “Because, relatively, Sacramento region ultra-luxury home prices are still way lower than any other surrounding areas, and our area is growing rapidly. It will continue to grow and attract buyers from the Bay Area, from Southern California and out-of-state buyers who are looking for big homes and safe neighborhoods.”
Asked who an ideal buyer might be, she added
“The ideal buyer ... is a local buyer who understands the importance of the location and has refined taste for timeless architecture with old-world craftsmanship. And Bay Area buyers would fall in love with this estate, too.”
