LAKE WORTH BEACH — Home sales are still strong in Palm Beach County, and the rush to build new residential communities to meet that demand is still prevalent.

In Palm Beach County, the coveted region west of Florida's Turnpike has become a big target because of the large amounts of developable land.

Developers are moving ahead with plans for two residential developments and a medical-office building in unincorporated areas of the county, all of them near State Road 7 south of West Palm Beach, following a recent series of presentations before county commissioners.

Here's a detailed look at what is planned:

Hunter's Crossing: 117 units near Lake Worth Road and State Road 7

What's the size? A residential development on the south side of Lake Worth Road near the intersection of State Road 7. To be built by Pulte Homes, the project received approval for a future land-use amendment and a zoning change that will permit the construction of 117 dwelling units that will include 108 single-family homes and nine townhomes.

Workforce housing? The project will include 14 workforce housing units, with nine of them on-site.

Project details: D.R. Horton had proposed a much denser project and ran into so much opposition that it withdrew its plans. Pulte Homes proposed a much smaller project and gained the support of nearby residents.

The zoning on the 37-acre parcel will be changed to Single-Family Residential from Agricultural Residential. Pulte Homes obtained the support of area residents and the Lake Worth Coalition. The county staff recommended approval.

The Trotting Center: 166 homes on west side of State Road 7, south of Hypoluxo Road

What's the size? A residential development of up to 166 homes on the west side of State Road 7, about one-half mile south of Hypoluxo Road. To be built by Zuckerman Homes, the project received tentative approval for a future land use amendment and a zoning change that will permit up to two units per acre, twice what the current zoning permits. Access will be from State Road 7.

Workforce housing? The developer will provide 17 offsite workforce housing units.

Project details: To gain the support of residents of nearby Heritage Farms, a rural enclave of homes, the builder reduced the homes to be built by more than 50%.

Medical-dental office building also gets the go-ahead

Soma Medical is a medical and dental office building that is planned for the west side of State Road 7 just north of Lantana Road. It will be a one-story, 9,916-square-foot facility on a 1.7-acre site. Commissioners approved a land-use and zoning change to allow the project to move forward. The vacant site is currently zoned agricultural residential. The zoning will be changed to commercial.

The county staff recommended approval.
