Columbia County developers want homes added to proposed Mullikin Road subdivision

Developers for a proposed new subdivision near the Savannah River are asking Columbia County’s permission to tweak their plans.

The requested changes to the concept plan for Timber Ridge are scheduled to be considered by the Columbia County Planning Commission at its April 20 meeting.

The current concept plan for Timber Creek calls for 48 lots for single-family homes on about 57 acres of land bordering Mullikin Road. An updated plan proposes increasing to 53 lots on a little more than 62 acres.

The owners of the land, Adam and Lisa Kotter, recently reached an agreement to purchase five adjacent parcels of property that were known as the River Pines development. Buying the parcels allowed developers space for a few more lots.

That changes the Timber Creek concept plan slightly. The proposed subdivision’s amenities area, including a clubhouse and a pickleball court, would move a few hundred feet into the neighborhood’s interior and would be connected to Mullikin Road by a newly cut road, named Whitaker Road on the updated plans.

That would allow additional lots on the southernmost portion of the recently purchased property.

The acreage is bordered by the Sumter Landing and Eagle Landing subdivisions, and sits across Mullikin Road from Hunters Cove and Hamilton Village. Zoning in those subdivisions and adjacent private lots are a mix of R-1, R-2 and R-3.
