Condo units can be combined to create luxurious mansion

Not sure exactly how big you want your next home to be? If you’re interested in condominium living at the uber-luxurious Bristol in West Palm Beach, now you can opt to buy a single unit – still spacious on its own — or combine two units to create a 10,350-square-foot mansion in the sky.

Chris Leavitt, an executive director of luxury sales at Douglas Elliman Real Estate in Palm Beach, and his colleague, Samantha Curry, have listed two units at the 25-floor Bristol condominium, at 1100 S. Flagler Drive. The residences — Units 2101 and 2102 — are listed jointly for $29.45 million, or they can be purchased individually.

Built in 2019, the home was originally designed as a four-bedroom, five and one-half bath condominium with an office, and a separate VIP guest wing with three bedrooms, four and one-half baths and an office, to entertain family and friends. Combined, the residence would have seven bedrooms and 11 baths.

“We have the units on the market for $29.45 million because we feel that that kind of buyer is in town right now — the bigger, the better,” said Leavitt. “There is limited product on Palm Beach Island right now, and the biggest, most-expensive homes are going first. Those are the kind of buyers who are here, and we feel that this apartment is for those people who want a big house without the maintenance.”

The condominiums have luxury features, such as floor-to-ceiling, 11-foot-high sliding doors and windows, 48-inch marble flooring in the main living areas and wood floors in the bedrooms, as well as panoramic ocean and Intracoastal Waterway views.

“There are very few trophy buildings in this country,” said Leavitt. “This is one of those trophy buildings. It delivered on a silver platter what Palm Beach Island could not offer, catering to people who wanted to leave their mansions and live vertically, with lots of services and amenities.”

The current owners purchased the two units new in late 2019 and paid a total of $20.665 million. The two units were previously listed for $33.5 million, but the price has been reduced.
