New construction activity remains lackluster in Henderson

HENDERSON, Ky. − While construction proceeds briskly on construction of the Pratt Paper complex and dirt work for the Interstate 69 approach to the future Ohio River bridge, new construction activity was rather lackluster here in October.

The biggest permit of the month was one issued to Brenntag Mid-South for a warehouse addition at its chemical complex at 1405 Kentucky 136-West. Mulzer Stone obtained a $107,900 permit for a scale house at 2351 Old Geneva Road.

First Federal Savings Bank secured a permit for $92,000 of remodeling at the former Fifth Third Bank building at 2555 U.S. 41-North, where it is opening a branch, along with two signs valued at $15,000.

The Kentucky Transportation Cabinet received an $11,000 permit for demolition of a home at 2106 Zion Road to make way for an exit ramp for what will be northbound traffic on Interstate 69 onto Zion Road.

The city codes office last month issued two permits for new single-family residences while the county codes office issued none. That compares with five permits for new houses issued in October 2021.

So far this year, just 28 permits have been issued for new homes — 17 in the city and 11 in the county — compared with 46 during the same period last year.

The total value of new construction authorized last month was $3.7 million, compared with $2.1 million in October 2021.

So far this year, the city and county have authorized nearly $171 million of new construction, which includes a $125 million permit for the Pratt Paper corrugated box recycling mill being constructed on the Kentucky 425/South Bypass.

Excluding the Pratt permit, building permits issued so far this year totaled $46 million, compared with $25.9 million during the same period last year.
