Construction planning underway for Eau Gallie 326-apartment complex with retail off U.S. 1

Despite the costly construction environment and high interest rates, a Miami-Dade developer continues working behind the scenes to build Avery Eau Gallie, an urban-style 326-unit apartment complex at U.S. 1 and Eau Gallie Boulevard.

"Earlier in the year, it was reported that the developer for the Avery project withdrew their proposal and listed the property for sale," Planner Shaun Rycroft told the Eau Gallie redevelopment committee two weeks ago.

"However, that developer has recently reevaluated their decision — and that project is actually moving forward," Rycroft said.

"Currently, the project is under final construction plan review," he said.

Avery Eau Gallie will stand seven stories at the 3.3-acre site of the vacant Cypress Avenue retail plaza, which dates to 1960. The dormant plaza lies southwest of the intersection of U.S. 1 and Eau Gallie Boulevard, just west of Starbucks.

Meyers Group, an Aventura real estate developer, hopes to build 192 one-bedroom units (720 to 996 square feet), 109 two-bedroom units (759 to 1,283 square feet), and 25 studios (586 square feet). The project also features 17,138 square feet of ground-floor retail space and a six-level parking garage with 512 spaces.

In May 2022, former Melbourne City Manager Shannon Lewis publicly unveiled Avery Eau Gallie during a Melbourne Regional Chamber presentation. Then in November 2022, the Melbourne City Council approved a site plan and comprehensive plan and zoning amendments for the project.

Neighbors in the adjacent Sunset Terrace neighborhood collected petition signatures opposing the development, citing increased traffic congestion and incompatibility with the complex's surroundings. On the other hand, Eau Gallie Arts District Main Street supported the project, citing increased economic activity.

Messages seeking comment on the project's status were left for Oswaldo Hernandez, Meyers Group vice president of construction and senior project manager

Rycroft told the committee that the Avery Eau Gallie project will include roadway improvements to Cypress Avenue and Orange Street.

"At the moment, staff doesn't have a detailed timeline regarding their plans to break ground. But this project is moving forward," Rycroft said.

"And it's a pretty exciting project," he said.
