Could construction begin soon in this Brunswick zombie village? Here's what we know.

Construction may soon begin in the Jaguar’s Lair section of Ocean Ridge.

In the mid-2000s, the development was promoted as the “Cadillac” of Ocean Ridge, but those promises fell short due to the housing market crash, leaving Jaguar’s Lair a zombie village, unable to be developed due to a lack of infrastructure.

Over the last several years, the initial developer, Coastal Communities, has been installing infrastructure after a years-long court battle that led to an agreement between Coastal Communities and the town of Sunset Beach.

With the infrastructure completed in section one of Jaguar’s Lair, construction may soon begin. But Coastal Communities may not be the developer. Here’s what we know.

A portion of Jaguar’s Lair has been sold.

According to documents from the Brunswick County Register of Deeds, Coastal Communities sold 23 lots in section one of Jaguar’s Lair. The deed shows Coastal Communities at Ocean Ridge Plantation, LLC, conveyed the property to Logan Developers, Inc. of Belville on Aug. 30, 2023. The deed shows revenue stamps of $4,117, which would equate to a sales price of about $8.2 million.

Logan Developers is affiliated with Logan Homes.

Logan Homes is a company based in Belville specializing in new home construction. According to the company’s website, the company has communities in North Carolina, South Carolina, and Georgia. Some of Logan’s communities in the Wilmington area include Bridgewater Landing at Hampstead, Bishop’s Ridge in Leland, and Highlands at Boiling Spring Lakes.

Residents have expressed concerns about the sale.

Gary Gaglione purchased a lot in Ocean Ridge in 2007 for $326,000. In an email, Gaglione explained he heard about the lots being sold to Logan Homes and plans for another community in the area and made the decision to sell his lot. Records show Gaglione’s lot sold for $25,000 — a fraction of what he paid in 2007.

Other residents say they have also heard about the sale and questioned whether the new owner, Logan Developers, would be bound to the community’s residential design standards.

The StarNews reached out to Logan Developers about the purchase and its plans but did not hear back by Thursday.

Coastal Communities still owns land in Jaguar’s Lair.

According to Brunswick County tax records, Coastal Communities still owns several lots in the Jaguar’s Lair section of Ocean Ridge.
