Developer seals $4M deal for more Belmont Street land to expand The Reactory project

WORCESTER – A Webster developer purchased three parcels of land on Belmont Street for $4 million, adding to a development with a focus on life science businesses.

Galaxy Life Sciences, a developer with offices in Webster, Thursday bought two parcels for $3.3 million and a third for $700,000 from nonprofit New Garden Park Inc., according to the Worcester Registry of Deeds.

The purchases add space to a project coined The Reactory — a 46-acre development at 305 Belmont St. aimed at biotechnology and pharmaceutical manufacturing.

Work is underway on a 189,500-square-foot facility by WuXi Biologics, a pharmaceutical manufacturing firm from China. The project is set to cost $60 million.

When Galaxy bought property abutting the new parcels for $1.9 million, it marked the beginning of The Reactory. The purchase of the three lots was to go through as part of a deal between Galaxy and New Garden Park Inc. once the city finished building a road that will connect the sites, according to Michael C. O'Brien, Galaxy founder.

Galaxy has broken ground for a 95,000-square-foot Galaxy Life Building, which is not yet finished and will expand onto one of the parcels, according to O'Brien.

The Reactory abuts biopharmaceutical company AbbVie and the Beechwood Hotel.

“Multiple parcels are available for the manufacturing of active pharmaceutical ingredients, cell therapies, gene therapies, single-use biologics, plasma, bulk biologics, sterile fill finish, oral solid dosage, development material and clinical or commercial products," according to The Reactory plans website.

Galaxy Life Sciences is a sister company of Galaxy Development, which bought the former site of the Worcester Regional Transit Authority's maintenance facility on Grove Street for $3.8 million in March 2016 and developed the Trolley Yard.
