Development growth continues in Madison: 3 subdivision projects to be considered

MARS HILL - When the all-volunteer Madison County Planning Board meets Feb. 21, members will have a lot of business to consider, as three developers will propose real estate projects.

Landbank Acquisitions LLC will seek a sketch plan approval for a proposed 53-lot major subdivision project, Long Ridge Heights, to be located at 1311 Long Ridge Road in Mars Hill.

The proposed subdivision would be located on the westerly side of I-26 northbound, where Long Ridge Road and Forks of Ivy Road split off.

As the tracts are zoned R/A, the minimum lot size for each site is1 acre, per the Madison County Land Use Ordinance.

The proposed subdivision went before the board for a sketch plan review in its July 17 meeting. At that time, the project proposed 29 single-family homesites and was to be located at 1309 Long Ridge Road in Mars Hill.

Former Planning and Zoning Director Terrey Dolan said the proposed subdivision consists of two adjoining parcels, a 35.4-acre tract owned by Donald Walters, and a separate 8-acre piece at the very northern end tip, which is owned by Roy Ledford.

The board is in the midst of some turnover, as former member Alan Wyatt now serves on the Board of Commissioners.

Dolan vacated the planning and zoning director role in November 2022 and accepted the same position in a small town in New Hampshire.

Throughout the summer, the board was tasked with submitting recommendations to the county on making changes to the Madison County Land Use Ordinance, as the county is currently in a "commercial assembly" moratorium following numerous complaints throughout the county about noise at event venues.

All the while, Madison County's residential growth continues.

In May 2022, the board approved two major subdivisions in Marshall (34 units) and Mars Hill (13 units).

When the board meets again, the Long Ridge Heights subdivision project will be one of three proposed subdivision projects to consider.

Raleigh-based developer RSD will request a sketch plan approval and preliminary plat approval for a 16-lot major subdivision located along Grandview Road.

Additionally, a 13-lot subdivision located at intersection of U.S. 19E and N.C. 1521 is proposed. Developer Clayton Homes will request final plat approval on the project in the meeting.

The board will meet Feb. 21 at 6:30 p.m. at the Madison County Public Library's Marshall branch, located at 1335 N. Main St. in Marshall.
