These new developments are coming to Wauwatosa, the town of Brookfield and Elm Grove in 2024

Apartments at a former convent campus are among the new developments expected to open in Wauwatosa, the town of Brookfield and Elm Grove in 2024.

Here's what to know.

The town of Brookfield's Poplar Creek Town Center hotels and some apartments will be completed

Residents can expect openings of hotels and more apartments at the town of Brookfield's $120 million Poplar Creek Town Center, led by developer Wimmer Communities.

At the corner of Barker and Bluemound roads, the mixed-use, 25-acre development is anchored by the Marriott Center building. That will be home to two Marriott hotels ― the Courtyard and the Residence Inn. Hotel construction should be complete by May 2024, with hotels opening by August 2024, Nick Wimmer, vice president of project development told the Milwaukee Business Journal.

Four of the six residential buildings planned for Poplar Creek are expected to be complete by the end of 2024. The EastTown building has been leasing one-to-two-bedroom apartments since it opened in 2019. The WestTown and CrossTown apartment buildings are set to open in early 2024, according to the website, while the NorthTown building will be complete in late 2024. The last two residential buildings are slated to be completed in 2025.

Elm Grove's Caroline Heights Apartments will be ready for first move-ins November 2024

General contractor Catalyst Construction began construction in early September 2023 on the Caroline Heights Apartments. This Elm Grove redevelopment, at 13105 Watertown Plank Road, will bring 237 apartment units and 21 single-family homes to the former School Sisters of Notre Dame campus.

The Mandel Group will convert two historic buildings on the 30-acre campus into 35 apartments. Then, the developer plans to construct three new buildings to house 202 apartments. Hartland-based Miller Marriott Construction Company will purchase the buildings on the eastern and southern portions of the campus to develop 21 single-family homes.

The development aims to fill a housing demand for empty nesters looking to downsize in the area while accessing high-end amenities like a heated pool, underground parking, a pet spa and golf simulator, Mandel Group senior development associate Dan Romnek told the Journal Sentinel in September.

Apartments should be complete for the first tenants to move in November 2024. Construction on the entire campus will finish in the early spring of 2025.

One-bedroom leases start around $2,000 and three-bedroom leases start at $3,600.

The water main extension from Wauwatosa to the site is complete in Watertown Plank Road, with the extension loop in the neighborhood to be completed in spring due to weather constraints over the winter, Romnek said.

2024 starts with green lights on some multi-use developments in Wauwatosa

The city of Wauwatosa approved some long-awaited and major apartment developments in 2023. Although we'll have to go beyond 2024 to see the projects complete, residents can expect updates throughout next year.

The City of Wauwatosa approved a conditional use permit in November 2023 for a 200-unit residential building that will be developed by Irgens Partners LLC off of North Mayfair Road.

The building, which will be located at 10701 Research Drive, will be four stories over a one-story parking garage with a shared access point on Research Drive, directly north, and no access onto Wisconsin Avenue to the south. This was one of many points developers heard neighbors share while collecting community input on the project, according to the project description submitted to the city's planning division.

The 918 apartments coming to Mayfair Mall's parking lot is another major project that gained steam in 2023. Proposed by Barrett Lo Visionary Development LLC and approved by city officials in the fall of 2023, it isn't expected to start the first phase of construction until mid-2025.
