Divco Homes Reports Strong First Quarter Despite Challenges

Divco Custom Homes, one of the most respected luxury home builders in Southwest Florida, announced it had a strong first quarter with sales in excess of $24 million.

According to the owner of Divco Custom Homes, Stephen Kauffman, his company recorded a number of custom home sales, as well as a number of model sales.

Since the first of the year the demand for new single-family homes has remained strong. In fact, Divco sold a number of model homes while they were still under construction. One of those was the Amelia.

Located in Miromar Lakes’ San Lorenzo neighborhood, the Amelia is a beautiful four-bedroom plus study and bonus room/four-and-a-half-bath home with 4,195 square feet under air and 5,770 total square feet, including a three-car garage.

Additional highlights of the home include a wine room off the kitchen and an expansive outdoor living area with outdoor kitchen.

The Amelia sold with an asking price of just over $4 million.

The other home Divco sold in Miromar Lakes prior to its completion was the Bellina model.

Located in Miromar Lakes’ Messina neighborhood, the three-bedroom plus study/four-and-a-half-bath plan has 3,023 square feet of living area and 6,254 total square feet, including pool deck and three-car garage.

Detached from the main house is a 349-square-foot cabana with bath. It’s just steps away from the pool’s edge.

The Bellina also sold with an asking price just shy of $2.3 million.

Divco is in construction on Marco Island. The property has sold prior to its completion.

The Azure is a two-story, four-bedroom plus den/four-and-a-half bath waterfront home with 4,043 square feet under air and 5,471 total square feet. Additional rooms of the home include a second floor loft and exercise room, and a bunk room located off the home’s stairway.

The Azure model will be open for touring in early 2023.

In an attempt to keep up with the demand for luxury single-family homes while confronting the challenges facing the construction industry, Divco has made a number of necessary changes to its daily operations.

“We had to limit the locations we build in to better manage the costs of the homes were building,” noted Kauffman. “While this disappointed some repeat customers, we felt it was necessary step.”

“As most know, the increased cost of gas affects all products that are delivered – wages are up – and inflation is raising the cost of most commodities, some in dramatic fashion,” Kauffman stated. “But despite all these challenges, we look forward to continuing to service our clients to the best of our ability. And completing their new home – on time – and on budget.”

Kauffman went on to say, “We design each home to capture the individuality of the owner, while at the same time work hard to eliminate the hassles and stress often associated with the homebuilding process.”

Despite sales, prospective homeowners can visit a number of locations to tour several Divco models that reflect the builder’s attention to detail and quality craftsmanship. One of them is in the single-family neighborhood of Montebello, located off Airport-Pulling Road, across from Grey Oaks.

That model is the Spring Lake floor plan which is located on a beautiful lakefront homesite. The three-bedroom plus study/ three-and-a-half-bath home has 2,881 square feet under air and 3,884 total square feet, including a two-car garage and outdoor living area.

From its double-door entry one steps directly into the foyer. Straight ahead is the very open great room with gourmet kitchen and dining area all overlooking the pool and the sparkling fountain lake beyond.

The great room and dining room have direct access to the covered lanai with outdoor kitchen. The main kitchen inside features a large island counter with sink, a walk-in pantry and a wine cooler.

A nearby short hallway leads conveniently to the powder room. Just beyond it is the utility room with sink, hanging cabinets and countertop space below a window which brings in the natural light.

On one side of the home are the two guest bedrooms, each with its own bath.

Opposite of the private bar, on the other side of the home, is the ultimate master retreat which has direct access to the outdoor living area and two oversized walk-in closets.

Just past the closets is the spectacular master bath. It features his and her vanities, a soaking tub, private water closet and generous corner shower.

Returning to the foyer one will find the study, which overlooks the front of the home. The pool and spa, with expansive sun deck and gorgeous lake view, is located beyond the covered lanai in the back.

The Spring Lake model has sold, but remains open for visitors to tour.

The other open furnished model is located on a waterfront homesite on Marco Island.

The Cayman is a two-story, four-bedroom plus study and loft/four-and-a-half-bath home with 3,827 square feet under air and 5,426 total square feet, including a two-car garage. The Cayman also has an expansive outdoor living area which includes under-roof seating areas and the pool and spa.

From the entry, one steps into the foyer. Straight ahead is the nearly 17- by 15-foot great room, which features an entertainment center, wet bar and a wall of sliding glass that retracts providing direct access to the outdoor living area and the pool beyond.

The adjacent kitchen has a walk-in pantry and an oversized island counter with breakfast bar and sink. Nearby is the 12-by 11-foot dining area which overlooks the pool.

A door in the kitchen leads to the two-car garage with a storage space, while another leads to the pool bath and the laundry room with sink.

To the right of the foyer is the study, which overlooks the front of the home, and the luxurious master retreat.

A set of double doors leads to the 18- by 14-foot master bedroom which overlooks the pool and water view. It also has a French door which leads directly out to the outdoor living area.

A short hallway, with his and her walk-in closets, leads to the master bath. It features his and her vanities, a private water closet, a soaking tub, and a spacious walk-in shower.

A staircase and elevator to the left of the foyer, leads up to the second floor, which features a 15- by 15-foot loft area with convenient wet bar, perfect for entertaining.

Two of the guest bedrooms with full baths and walk-in closets are located off the loft. The third guest bedroom, accessed in the middle of the stairway and furnished as a kid-friendly bunkroom, also has a full bath and features a balcony facing the front of the home.
