Double duty: Listed at $11M, couple's Palm Beach guest home is also an investment property
Boston residents Sandy and Paul Edgerley have owned a vacation home in Palm Beach since 2016 — and for good reason.
“We love Palm Beach, and we have been spending more time here as our kids have gotten older,” Sandy Edgerley says. “We’ve fallen in love with the community, the beauty of Palm Beach and, of course, the sunshine.”
But their home at 265 List Road is a newer purchase. They bought it in February 2022, and it has served a two-fold purpose — as a family guest house for their lakefront residence and as a seasonal investment rental.
“Our four kids are in their 20s, and everybody loves to come to Palm Beach. It’s a gathering spot for our family,” says Sandy, whose husband is a private-equity specialist.
The North End property also is part of her Hexagon Properties development and rental portfolio.
“I started Hexagon Properties 10 years ago, where we focused on developing luxury homes-away-from-homes in Boston,” she says. “Whether small or large, our (rental) homes would be places for those who want to be surrounded by luxury, beauty and comfort in a great location.”
Over the years, she expanded her business, first to include homes in Aspen, Colorado, and then to Palm Beach with the house on List Road.

Nicely updated, she says, the 1950s-era house has successfully fulfilled its dual purposes — and Sandy is ready to expand her horizons again.
“In the spirt of continuing to grow, I have my eye on some other spaces. Now that I have done one home here, if I find a person who wants to buy it, I would move on to another project,” she says.
With that possibility in mind, she has listed for sale the four-bedroom, four-bath house, which has 3,930 square feet of living space, inside and out. Compass Florida agent Steve Hall, who holds the listing, has priced the property at $10.95 million, with the furniture available separately.
When Sandy is searching for investment properties, she says, she looks for certain features, and List Road checked all her boxes.
“When I saw this house, I fell in love with it and I thought, 'My gosh, this is it.'”
She adds: “It has charm. For me, when I walk in, I can feel it.”
The one-story house’s floorplan was particularly appealing, she says, with each of the four bedrooms in its own corner. “It’s awesome to be with friends and family, separate but alone, with space to retreat to,” she says.

Five houses east of the Intracoastal Waterway, the house stands on a quarter-acre lot, several streets north of the Palm Beach Country Club.
“We love the location, near the Lake Trail and the beach. It’s so close to town and all the restaurants and shops, but it’s on a quiet street in a quiet neighborhood,” she explains.
After her company bought the house, the couple lightly renovated it to “up its game,” Sandy says. They upgraded finishes, installed new wall coverings, refinished floors and put in new light fixtures and window coverings. They also updated the tile- and marble-appointed bathrooms, which had already been renovated by the previous owner.
They gave the kitchen an upgrade, too, to improve its layout. It features Shaker-style cabinetry, granite counters, tile backsplashes and high-end appliances. The kitchen also provides access to the two-car garage.
The living room, dining room and family room are central to the home’s floorplan, with the kitchen and breakfast area adjacent to the dining room.
In the living room, windows view the front yard, while a wide doorway brings foot traffic to the family room. The latter has a beamed ceiling, built-in bookcases, a gas fireplace and banks of French doors opening to the pool patio.
The dining room has built-in cabinetry for display, and it also has French doors accessing the pool patio, as do the breakfast room, the primary bedroom suite and one of the guest bedrooms.
Two other guest bedrooms have bay windows that overlook the front lawn and gardens.
Other selling points, Sandy says, include wine storage for 400 bottles, flooring of limestone and hardwood, and impact-resistant glass windows and doors.
“It is a beautiful ‘turnkey’ home,” she adds, and is ready to be used this season.
“Everyone wants to be outside, where there is a pool, hot tub and grilling area,” she says. “I just thought it has everything needed for an amazing experience for a family.”
