Downtown Franklin property to be listed for $3.5M. Why not to worry about current tenant

Another property in downtown Franklin will be listed for sale soon.

Franklin real estate broker Loy Hardcastle listed the property at 416 and 418 Main St. as "coming soon" in a recent advertisement of available properties. Hardcastle said in about two weeks he will list the two-building, 4,190-square-foot property at around $3.5 million.

"We have already had very good interest, and we don't even have it on (property listing site) MLS yet," Hardcastle said.

So what does that mean for Avec Moi, the locally owned boutique that's operated at the property for 13 years?

Owner Bob Roethemeyer said the shop isn't going anywhere. He plans to maintain his lease with potential new owners.

"I don't really see that it's necessarily a bad thing," Roethemeyer told The Tennessean. "As long as I'm tied into a lease, I'm pretty confident about it."

Hardcastle agreed, saying he wouldn't want to move the business out.

"There's nothing adversarial about it," Hardcastle said. "The owner just decided to sell, and that's pretty much the end of it."

This isn't the only Main Street property listed for sale in July. Real estate broker The Miles Team listed the building at 341 Main St. — currently the home of the Parker House on Main salon — for $10 million. The two-story, 3,571-square-foot space was built in 1905 and is zoned for commercial use.
